Westport Village has been approved by Port Moody council.

Thanks for the update. No doubt his company is ready to move forward aggressively to make sure they have shovels in the ground before the next municipal election

Still, it is a good project, looking forward to seeing this one come together.

Good to see that project move forward. I just wish architects and developers would be more honest about greenery on their buildings. Everyone knows it won't look like that, so why put that out there?

Good point, not only is it obviously BS, does it really even look good? Those renders with plants overwhelming all the balconies always remind of one of those 'the world after people' videos, with nature reclaiming abandoned buildings...

who is responsible for the greenery on a building when its like that, appears to be on a unit's property?

Balconies are limited common property, not part of the strata lot.

I don't understand why they would not want to sell. Who would want to buy it once they need to leave it? Similar to that place in Marine drive in South Vanc.

This is in Poco.

Townhouse plan for Port Coquitlam leaves orphan lot

Woodbridge Rindall Ltd. will have to build its townhomes on two separate Port Coquitlam sites as the house owner in the middle doesn't want to move.

What's more shocking is having to pay a $59k 'density bonus' per unit to the city to get the project approved. This will be passed on to the buyers of course, and after 'mark up' will probably mean their new home will cost $75k extra.. what a scam.

Not really. Developers will sell their units for the maximum that people are willing to pay. If a unit can sell for a maximum of a million dollars (and get rid of the units in a reasonable amount of time), they'll sell them for that million. If the city then has CACs of a 60k, they can't just bump up the price by that much if no one will pay it. Instead the city captures some of the profit that the developer would have made, due to the increased density (land lift) that the developer got out of the site.

Now there's more nuanced discussions around CACs such as whether they result in projects not being able to start at all, or if it results in cutting corners in materials/ finishes, but most cities calculate their CACs to try and capture a certain percentage of the land lift of the site to minimize the potential negatives.

Assuming that it makes the units more expensive means assuming that the asking price doesn't impact how many potential buyers you'll have, and that developers would knowingly leave potential profits on the table if there were no CACs

The Dollarama in the Burquitlam Plaza is closed, I didn't go read the note on the door but watched a few people try to get inside only to discover it's closed. It was the only Dollarama in the area, the closest is way down by the Superstore on Lougheed.

Seems weird that some stores are closing up while others are still opening in there, a thrift store opened up over the summer so it must be years before its going to start?

Well, the first phase is the northern half of the plaza, beside the Safeway, so I guess the shops on the South side will have longer to stick around, but I think the North phase is meant to start soon (fingers crossed).

But I guess it also depends on each store owner and their lease too. Some stores are willing to take a short term lease for a deal others don't like the uncertainty (Panago moved out of the South side of the plaza and across the street quite a while back)

At any rate, I guess there will be some sort of dollar store in Burquitlam before too long

On another topic, I happened to pass by Loma (in Maillardville) today. That is a really nice looking building, have to give credit to Wilson Chang as the architect for this one. I didn't get a pic this time (there are some in the old 'Suburban Updates' thread), but maybe next time. Especially when a building is the first tower in a particular area, it is nice to see it executed well.

There's a dizzying amount of construction in that neighbourhood. Everytime I pass through there's something new to see.

there's all the townhouses and apartments a little further east, its a little chaotic at times.

Tower two of West in Coquitlam Austin Heights is getting up there, I believe this one will be 2 storeys shorter than its partner on the east side of the Safeway.
