Looks too crowded to me and they should cut one of the towers. Also, the 6-storey building looks like an afterthought.

I suspect they put in the 6 storey as there isn't enough room there for another tower and they didn't want to make it a park. They've rotated towers 3 and 4 to try to give more space / views (not into someone else's suite).

Any commercial? When a project gets this size some level of local commercial should be a requirement.

What's with the massive podium Fulton House has? Is the parkade located above ground? Never realized there bring such a massive structure.

No commercial, Dawson half a block away is designated as the high street with commercial.

Because of the ground conditions Fulton House has two parking levels below grade and two above. It would have been possible to have it all below grade but that would have cost a lot more. There was some discussion in the Gilmour Place thread.

This proposal has 6 parking levels below grade.

Everything south of Dawson is a pedestrian nightmare. 40+ towers at full build-out with no street grid, and all superblocks. Piecemeal developments following irregular parcel shapes meant for industrial use rather than a cohesive neighbourhood plan.

Not sure why they didn't put tower 1 at Madison to spread out the towers, other than that it might preclude a future tower on Dawson.

I dunno when the 2nd half of Gilmore is built out with new office / commercial that will be the most walkable transit friendly areas in the city, IMO.

This proposal looks great!

Agreed this proposal looks like a pedestrian nightmare, sure Dawson is the high street but if you're living in one of the south towers here there's not even a sidewalk for you to walk out, you'll be on the road with mixed traffic.

Also the pedestrian bridge connections are truly terrible. I understand there may not be a lot they can do for the proposed location and grading, but the pedestrian paths leading up to it seem to make crossing as inconvenient as possible, especially coming from the northwest.

Looks like a sidewalk with curb around the whole cul-de-sac and off to Madison St

I was wondering the same.
Swap the 6-storey and Tower 1 for better spacing.
It would probably be harder for Tower 1 residents to get to amenities in the podium of the 3 tower section, but trade-off for views is probably worth it.

I don't think Dawson is really indended to have a lot of tall towers, as it's the retail strip, and a tower could still be offset from Tower 1.

There's also an internal vestibule corridor that wraps around the inside of the podium, so you can enter from the north side of Tower 2
and stay out of the rain.

Looks like things are rolling... the warehouses are being demo'd and there's some construction going on by Madison. Maybe a sales office?

Yep, Alaska adds a little visual interest to the skyline but upclose it still looks atrocious.

Brentwood and Metrotown, same city, yet Metrotown is building stunning towers and Brentwood is building some of the fugliest buildings I’ve ever seen. And it’s a fucking shame because it’s so visible from the freeway.

I think both are pretty comparable when it comes to good and fugly looking buildings. For example the terraced Amazing Brentwood tower will probably look pretty nice, just like the 61 floor red brick tower next to Alaska.

I think it's the first condo tower in Metro Vancouver that uses fritted balcony glass in any significant (ie. highly contrasting) way.
It's just the pattern of those balconies that seems poorly executed.

Most other projects just have a fritted band near the slab.

Alaska would look better, at least the effect they did on the balconies would suit a much taller tower, like an extra 20 or so storeys. It always looks unfinished to me, like someone forgot to take off the protective wrap on the balconies.
