Looks like the black glass on the base will be a combination of spandrel and frit? I hope thats not a grate.

Perhaps it is a grate behind glass?

Even if it is just a regular grate I'm sure it will be the highest quality materials as is typical of Hovey. Could be perforated Zinc a la Poetry Foundation...

I don't think it's grate. Pretty sure it's fritted glass (black/dark grey).

The perforated panels on EnV look really, really slick. If these are grates, and they're done like VDTA's grates, they're fine by me.

I wonder what the spaces are behind the Lower Illinois elevation. Are they part of the St. Clair retail, or are they some kind of amenity for the residents?

Looks to me like a lower level lobby area....which is always welcome for basement level types of amenities. Bike Rooms, recycling, resident's loading dock etc.

Thanks SpyGuy, it is nice to finally see some more images of this building. It probably goes without saying, but it would be great to see some more renderings or sketches of what this building will look like...

I'm not really a fan of the grates on some local examples. That is unless the design gets really creative or playful as opposed to large expanses of chrome or brushed aluminum color panels.

However, I've seen some extremely high end sunshade louver / grates that look awesome. But they are very costly. Therefore the majority of perforated metal panels i don't care for as much. Plus your flexibility in panel design is dictated by open air space for natural exhaust when you are screening a garage. Generally it runs around 50% open when you aren't mechanically exhausting.
