The sign company says it's the one to be installed at the top of the tower (which may be a bit small(?)):

It looks like the diamond will form part of the word CIVIC as shown below. There's also a similar sized sign on the podium.

Yeah, I was wondering whether it was the one for the podium or the top of the tower.

At present City Parkway is pretty grotty, I expect the opening of 3 Civic to help improve the situation. The area's also very close to the notorious strip and it's denizens. I expect the opening of the Civic Hotel may cause a culture clash with SJW types who fetishize the homeless.

Yeah aside from commuters waiting at the bus bays, City Parkway doesn't attract the best crowd. Civic Plaza should help a bit, but the Safeway site across the street needs to go before the area will really change.

The intersection of City Parkway and 104 Ave is being re-done within the next couple of years to align it with City Parkway to the north of 104. This will help spur redevelopment along City Parkway further north.

My hopes are the same. Hopefully with 3 civic's new trendy retails, city Parkway will change for the better. Currently it's a huge jumble of a construction site. (3 Civic tower and the new Surrey central station north entrance)

The Safeway site would be a nice candidate for a 800 footer

Agreed. Could probably fit two or three towers in the parking area, at-grade townhouses, and still have the Safeway store itself in at-grade retail space.

Safeway site is prime for a landmark development for sure. One side of the site faces Civic Plaza, the other is at the most primary intersection in Surrey City Centre - 104 & KGB. Lots of potential for that intersection especially once LRT is in place.

A short time ago, I had a conversation with a restaurateur who'd tried getting a lease in one of the smaller buildings in the Safeway lot. He was offered a six month lease only, the expectation being that the site could be snapped up by a developer at moments notice. The proximity to sky train and 3 Civic gives the location much prestige and importance. It'll be interesting to see what actually goes into there.

I did a calculation and figured out the Safeway sit is more than 5 acres in size.

At a 7.5 FSR that is going to be at least 1.5 million in buildings. But they developers can get more.

Two or three buildings won't cut it. You could put in five.
