The Moore is our dive hall. Refurbishing it would be great, but I don't terribly mind it now. The block across the street is a bigger need. Here's hoping that Intracorp goes ahead with their mid-block condo tower...I have a sneaking suspicion that might start after Parc is done.

yay! section of the first floor is complete

Notice the foundation of the crane behind the blue flag. Oh and i think there was a concrete pour because when i took this picture the concrete seemed fresh. Maybe thats why the street was closed. Oh and this hole is HUGE!! It might not seem in the picture but it must be over 40 feet deep!

Oh, that is a bigger hole than 40 feet. That porta-john down there is 7.5 feet high, that is easily an 80+ foot hole.

its a pretty impressive hole..
whats going to be down there anyways? does each condo get 3 parking spaces or what?
you would think the owners would have more security in the site.
what if a person jumps off or falls into the whole.
then the ghost would scare people away once people movie in!

Ahhhh........OK. I think people are going to be able to park down there to go shopping or visit downtown. So i guess it would be public parking. Hmmmm...... I'm not sure.

It can theoretically fit about 500 spaces based on something in the neighborhood of 20,000 x 9 / 360. Figure 1.4 or 1.5 per unit plus spaces for the retail and club. That ratio is within a typical range for condos at those prices.

There's a private club, so that will certainly have spaces. As for the restaurants and shops, I believe it's their option. Some condos, such as mine, don't have any parking for shoppers. That can make sense when the retail is fairly low-volume.

There are security issues anytime you let outsiders into your garage. It would have a second internal gate for residents only, but that poses security challenges as well, even with the obvious cameras and the guy at the concierge desk.

so there would be two entrances for the garage? 1 for residents and 1 for shoppers right....
the owner(s) of the building should give away magnetic stickers to the residents. that way when a car with out the magnetic sticker goes through the residential parking entrance security will know that this car is does not belong there.

Or you can have the thing that hangs down from your rear-view mirror and when you approach the garage door it detects the thing(i can't remember what it's called.LOL) and the garage door opens.

i thought of that too but since there are gonna be cars coming in and out i don't think they're gonna close the garage door in the day time. my guess is that its going to be similar to the 1 in pacific place where all cars enter at the same door and then the road divides into two. 1 is balet and the other DIY. but in the escala case 1 would be public parking and the other residential.

Up here there is generally only parking for the public in condo garages if the condo has a supermarket or a major mall on it's bottom levels (Yonge-Eglinton Centre, Empress Walk, etc.). Occassionally though there is a "Green P" underground garage for the general public, but the public is forced to park on seperate levels than residents, and may even have a seperate garage entrance. It's extremely rare to see public parking in a condo that just has regular ground-floor retail here. That type of retail attracts mainly pedestrians and transit riders. Even if it is someone who drove to the area, they will have likely already parked on the street or in another garage somewhere, and will be visiting other shops/restaurants in the neighbourhood anyways, so parking isn't needed even if the stores do high volume sales. I suppose it could be beneficial to have public parking if that's the only retail in the neighbourhood, but it's hard to enivision such a scenario.

In any case the public parking is always pay parking. I've never seen free public parking at the bottom of a condo tower in the city. Sometimes though the parking charge is reduced or even eliminated if you spend enough money at the supermarket or other stores in condo mall.

I don't drive so I don't know, but I've never heard of free garage parking. Actually, free parking of any kind in a highrise district.

-Parking is downright expensive downtown unless you have a parking space for your condo. It would be nice if street parking was free.

No it wouldn't. That would kill much of the retail. Retailers rely on quick turnover of street spaces.

Even without that factor, why would we let one person use that much public land for free?
