All these projects in the village area aren't huge but they sure are important. I wonder how long until we see larger scale projects in the area

Good question, other than the 7 storey proposal on Roslyn by #10, don't know where that stands, and the 9 storey Gas Station proposal on River, again awaiting funding, Haven't heard much. Although, every available lot, demo'd, vacant and sold if available, is being filled with 2,3,4 and 6 floor builds.

^ Given that larger projects have been going up elsewhere in the city, it's peculiar that a place like the Village wouldn't be seeing any of them. What was the last 10 storey+ project around there, maybe that condo on Wellington some 8 or 9 years ago?

Is there a website for the Roslyn proposal?

That 7 storey Roslyn thing was the one where the neighbourhood was outraged? Even thought there are 4 rather tall towers right there. Never mind all the other mid-rises that are taller than 7 stories.

This one.

http://www.numberten.com/projects/roslyn-apartments

It's the exact sort of development you would expect to go in that location.

Quite right 229 Wellington Cres. Completed around 2009-10. The last of the vacant lots between Osborne and Sherbrooke. 10 floors Penthouse at 10. Pricey if you have 500K+ to play with..Before this one many renovations occured along this stretch, but it was mainly a switch from Rental > Condo. Had some underground/parking flooding issues in the not to distant past, but it's the Assiniboine..

Don't see a density problem and availability of suitable locations for future developments that would surpass the height of this proposal ?

Don't know why I feel sorry for this fellow and the addition of his picture. Could be the demographics they're shooting for..

The office building by the RT station is barely even at 3 storeys yet and you can already see and feel the effect is going to have on the area. Even at just 6 storeys it's going to be a great presence that should hopefully help to bridge the connection to RT and South Osborne more. Hopefully this is a catalyst or inspires more development on the part of the strip by confusion.

10 story apartment is supposed to go up right beside this as soon as the current project is done.

I sometimes fantasize about a tunnel being built under confusion corner for thru traffic going from Pembina > Donald and vice versa, leaving a single lane above ground for traffic getting on and off osborne and freeing the rest of the space up for bikes, bus stops and pedestrians. Just a dream but it really is a shame that our flagship BRT station is located at one the most pedestrian-hostile environments you can imagine.

This has been my secret fantasy for a while.

Same. I'd have a lane of Pembina in each direction meet Corydon at a regular-old right angle to provide access from local streets to Pembina. This plan would not only move the high-speed through traffic away from pedestrians, making confusion corner habitable, but it would also free up a lot of land for redevelopment, as half of Pembina and the Mcmillan curve in front of the community centre could both be eliminated.

As for community opposition to that Roslyn project, I believe it's based on the building levelling two historical mansions on Roslyn. The density is fine.

As for taller buildings in Osborne, though, is it true that Evergreen Place has two more pads for more towers? The neighborhood is filling up with low-rise density, and once the supply of land for those is tapped there will be nowhere to go but up. I nominate the Safeway parking lot for a couple of towers, and Darkzone once they tunnel Pembina.

The tunnel with a reconfigured intersection would be a great node for development and one of the best corners in the city if not the best.

Yeah, you can actually visualize the tunnel happening fairly "easily" ... there's lots of space there, just expropriate the Money Mart (hallelujah) to have a better angle from Pembina to Donald. Osborne and Corydon could finally have a great connecting corner. Imagine that... There were so many people walking between both streets yesterday, it's not hard to imagine it happening a lot more if Confusion Corner wasn't such a mess.

And for god sakes, can we please petition Transit to actually call it CC... no one is ever going to say "get off at Osborne Junction"

Just to illustrate my idea I put this together. Blue and Green are at ground level. Red is the tunnel. Right turns only to access Jessie. McMillan gets a set of lights too. Boom! Best corner in the city. It may be worth noting as a disclaimer that this is only roughly what I'd like to see.

Your picture isn't showing up but I've made maps of what I'd envision for this corner before. Here's one.
