45 bay, the taller tower is where the GO bus terminal is right now.

Amazing design for sure, but we have this discussion about the lack of major tenants on the market in Toronto every time an office proposal comes up. How they could possibly think to fill three 200m towers is beyond me.

More like three ~150, ~230 and ~290 metre towers. Someone on UT who spilled the beans on this proposal a few weeks ago mentioned that the first tower (presumably the ~230 metre tower at 45 Bay) will be built on spec.

The guy who leaked it on UT was right on point! The design is exactly as he described, though it looks far better than I imagined it would be...total Oxford Place moment there...I hope this happens soon!!

OK, what I gather from what we know so far is this:

There will be 3 "phases" in the project, 2 occuring first right after each other. The last one is probably dependant on tenants.

The first phase involves the parking lot at 45 Bay. The office tower (possibly) goes up on spec, and a new bus terminal is constructed (rumours say for both GO and regional buses). Once the bus terminal is finished, the existing GO bus terminal on the north side of the tracks can be closed. The developer is then able to build a 4 floor support structure for the space above the tracks, where a Burberry department store is constructed. The tower on the north side would be part of phase 3, which presumably is further out given how they do not appear to be featured in the development applications.

3 towers but one of them has what appears to be two parts to its exterior. I'm sure another poster who's more well versed in architecture can describe it better.

Just realized something, they'll have direct access to subway, streetcar, GO bus and GO train right downstairs! No need to walk through PATH or go outside from the office to the suburbs...these buildings will be guaranteed to get tenants!
