First Look at 1399 Park Avenue, 23-Story Tower Coming to East Harlem

The Jeremy Markowitz-led firm purchased the East Harlem lot at the corner of 104th Street and Park Avenue for $12 million in December of last year. Markowitz told The Real Deal in March that the site took three years to assemble and that he purchased air rights from two neighboring lots. The project overlooks New York Restoration Project’s 103rd Street Community Garden, whose 2004 and 2011 renovation was sponsored by the Walt Disney Company.

While unconfirmed, the tower will most likely contain rentals, and the submitted occupancy schedule indicates that a non-profit institution will occupy its first four levels. Residential amenities will include 54 parking spaces, bike storage, a lounge, outdoor terraces, and a game room.

Heritage Real Estate’s 1399 Park Avenue going condo

Heritage acquired the East Harlem lot for $12 million in late 2014. The developer’s plans for the Goldstein, Hill & West Architects-designed project also include 20,000 square feet of community space on the ground floor and a 54-car parking garage.

Its a terrible loss for the American Crackhouse Association (ACA). But... we must move on and develop the area. A decent filler, and way better than those crack houses. Instead of the rich smell of crack in the morning, the area around the tower will smell of overpiced perfume made from Indonesian flowers and some sort of overpriced tone.

Heritage eyes $105M condo sellout in East Harlem

Last week, the Jeremy Markowitz-led firm received a $60 million construction loan for the project from Madison Realty Capital.

Heritage and Markowitz spent two years assembling the East Harlem site. In late December 2014, Heritage paid $12 million for five lots on Park Avenue between 103rd and 104th streets, and it later spent at least $1.4 million more on development rights and easements, according to city property records.

Initial plans called for a 108-unit rental building at the site, as The Real Deal reported.

Earlier this year, the developer switched paths, and filed a “test the market” application with the AG, indicating the building was being positioned as a condominium.

The Corcoran Group is marketing the project, which will be designed by Goldstein, Hill & West Architects.

Horsley recently reviewed the building’s design and units. He likens the exterior to the Perkins Eastman-designed complex for Memorial Sloan Kettering and the Hunter College School of Nursing.

I've been wondering what that was. I've been riding MNRR for about 5yrs and have seen some nice development along that stretch.

That whole corridor is being upzoned for highrises, so the Upper Park Ave. corridor will be massively transformed in the coming years.
