only the right leg. in any case, preserving views of the Arch for a subset of Cardinals game attendees shouldn't really dictate downtown development.

Mendenhall & Beaumont Renovations Advance Along Locust

Kenrick Design and Construction is listed as general contactor and Anthony Duncan is the architect. Johnson is working in partnership with Ken Nuernberger of ND Consulting. The building will be anchored by integrated marketing agency Scorch. Smaller offices will range in size from 1,250 to 2,580 square feet. Johnson hopes to lease the third floor as a 5,200 s.f. restaurant space with possible 1,500 s.f. roof deck.

Johnson also has closed on the purchase of the Beaumont Telephone Exchange a block west of the Mendenhall across Jefferson at 2654 Locust. His partner for that project is Downtown-based Twain Financial Partners. Plans for the area first broke last Fall. They hope to convert the 100,000 s.f. Beaumont into between 45 and 60 apartments as well as office space. The property is listed on the National Register of Historic Places and is eligible for state and federal historic tax credits. Farther off are plans for an adjacent parking garage, boutique hotel and retail shipping-container plaza on that block. The projects combined could cost $55 million.

These are the unsung hero projects that really help cities like St. Louis rebound.

A streetcar line along California once connected the two commercial districts. Interior construction began this week on the two and three-story structure at 2755 Chippewa. Plans include four commercial and seven residential units. Three years of planning have gone into the $1,060,000 project.

50-Story Tower Planned for the North Riverfront

After digging around and contacting people, it is safe to say that the ambition is still alive, and is further ahead in the design process than many of us think or thought. In what could be the tallest building in the city (and state), it has me anxious to see the design. The tower will clock in over 600 feet tall and be situated just North of Lumiere Place and the Four Seasons (literally).


The tower is being planned to be along the Broadway Strip, just about two or three blocks north of Lumière Place and the Four Seasons Hotel. This area is home to bars, a store or two and Bissengers as well as a loft building just behind them...

very nice, i remember not so long ago when sarah street was the ragged edge of the central west end...now it's like a mini euclid activity node.

Renovation of the Peper Building Underway in Laclede’s Landing

Advantes Development is amidst a $12 million renovation of the former Metro Transit headquarters. The first display units are slated to be complete by July 3rd concurrent with Fair St. Louis, which returns to the riverfront this year following a $380 million renovation of the Arch grounds.

Built in 1899 for $50,000 by architect A.M. Beinke, the building was home to the Christian Peper Tobacco Company. Founded in 1873, the company originally occupied the building immediately to the north at 719-727 N 1st Street, which was constructed in that same year. The red-bricked 701-715 neighbor is actually comprised of two buildings; a subtle change in the style of windows 9 bays north of Lucas Avenue indicates the separation. The wide-planked floors in this 6-story warehouse were slanted to allow tobacco workers to roll barrels toward the levee.
