^If the goal was to create a thrown together, cheap looking, poorly produced neo-classical-meets-developing-country-resort-architecture mildly akin to some west African despot's palace, then... success? But heh, I'll wait for better renderings before passing judgement...

Queens-based NY Building Associates is the architect of record. The rendering reveals a minimalist design, incorporating brick with exposed steel girders. Terraces will be created on the two top floors, as well as on the setback space on the fifth floor.

A majority of NYC construction is in the range of 6-16 floors. You'd be surprised at the number of threshold high rises like the one above rising and/or planned.

We may have a ton of skyscrapers u/c and a ton of towers 100m-200m rising, but a large % of construction are mid rises, and again, smaller high rises.

On the positive, numerous high rises 16-30 floors are rising in ALL boroughs. On average, the height has been increasing too.

The site is at the heart of a burgeoning downtown area quickly establishing itself along Jackson Avenue, Northern Boulevard, and Queens Boulevard. SB Development Group is behind the project.

The 290-foot tall structure will yield 69,980 square feet within, with 66,940 square feet dedicated to residential use, and 2,050 square feet dedicated for ground-floor retail use. 84 apartments will be created, averaging 797 square feet apiece, indicating larger rental units. Tenants will have access to a fitness center, lobby, library, and children’s lounge. Onsite storage will be created with a capacity for 41 bicycles.

The development is two blocks away from the Queens Plaza subway station, serviced by the E, M, and R trains. Five blocks away is the Queensboro Plaza subway station, serviced by 7, N and W trains.

Fogarty Finger Architecture will be responsible for the design. A preliminary rendering has been floating across several websites, though it’s unlike that the design is final. As it is, the building appears to offer a contemporary ode to the Flatiron building.

Potential East Midtown Rezoning site, Vornado/Roth take forever to do anything though. Wonder if they'd sell it and focus on Penn Station area, in light of the 666 5th stake sale.

"...Finally, he [Roth] dropped a hint that Vornado’s 350 Park Avenue could be dramatically expanded or torn down. The 58-year-old, Emery Roth & Sons-designed tower between East 51st and 52nd Streets is well-positioned to take advantage of the new floor area and zoning incentives created by the Midtown East rezoning, the letter explained."

Pretty brutal takedown of the whole Hudson Yards complex in New York. Not sure where else this goes:

He’s not wrong. Better to look at from afar, and even then the buildings are big but not interesting.

Honestly, anyone who calls the HY an office park should not be taken seriously.

And, "...Hudson Yards is the 21st century Rockefeller Center, but on an oppressive scale, its immensity amplified by all the glass..." you could have said the exact same thing about Rock Center when it was being built. What a clown.

If the author thinks HY is "huge and oppressive" now, he's gonna have a heart attack when it's built out.

HY (the greater neighborhood) is probably around 15%-20% built or u/c. It's barely gotten started.

Even the existing Related parcel is only half built or u/c.

New York is never going to have large stretches of beautiful new buildings one after another. Sure, you might have a few quality standouts here and there but those will be the exception rather than the norm. It is very expensive to build here and builders are always going to build it as cheap as possible and that means boxy buildings with minimal artistic flair.

Project: 62-27 108th Street ( 2 high-rises + 1 low-rise)

The third building will comprise a four-story parking garage, but permits filed do not specify how many spaces or vehicles the enclosure is designed to contain.
