...The developers want to build 17 feet above the parcel’s current height limit of 90 feet. The height limit in the RO zone district is 60 feet. The site can build up to 90 foot limit because the parcel abuts another zone district and several adjacent buildings already exceed the height allowed under the RO zone district.

According to Cooper the project will appeal to a higher end market. Cooper argued that the project needs the additional height to provide upper end access units that will bring in higher rents.

The current proposal calls for 139 residential units with 42 units in the existing office building and 97 units in the new construction tower, including four live/work units that would occupy the front section of parking structure on 500 East...

...Hale Centre Theatre's new home is well underway, with towering cranes, mounds of dirt and gravel, and the beginnings of a structural skeleton.

The 130,000-square-foot theater with 1,350 seats was originally estimated to open in January next year at 9886 Monroe St. But Utahns will have to wait about five months longer,
until June, before they can walk through the mega-theater's doors.

That's because construction crews had a little trouble with the Sandy site's high water table, according to Mark Dietlein, the theater’s president and CEO...

Central Metro/Salt Lake Valley - MLS's Real Salt Lake To Build Major New Training Facility

Real Salt Lake is set to build a 42-acre academy and training facility in Herriman, Utah, that could cost an estimated $45 to $50 million...

...Real Salt Lake's Vice President of Stadium Operations, Craig Martin, described the proposed 42-acre facility as the potential "base of operations" for Real Salt Lake and Real Monarchs, in addition to the academy.

The facility would include eight fields, including four natural grass fields for the Real Salt Lake academy...

..."Real Salt Lake Training Academy," would serve as home to an charter school that includes boarding for RSL academy U-18 and U-16 teams. The team is planning to bring 50 of those players from Arizona to be housed in Herriman, Martin told the commission.

"It will also have a charter school that will bring our academy up from Casa Grande up to Salt Lake Valley," he told members of the commission. "We've got roughly 250 kids in the charter school, 50 of which will travel up from Arizona. They'll be boarded right there."...

..."This will literally be the base of operations for RSL and the Monarchs," Martin said. "Rio Tinto Stadium has now really turned into a gameday venue only, this will literally be their full-time home along with the academy. Really, three main tenants, per se."...

...Martin told the commission. As such, it could attract international-caliber teams; Martin cited Manchester City, Manchester United, and Barcelona, to whom the front office has shown the plans.

"One of the real attractive things that we've seen overseas is we've showed this plan to folks from Man City, Manchester United, Barcelona," he said. "There isn't a place stateside right now where they could come and utilize the warm weather in their offseason to practice that will met their needs."

The facility would outstrip those built recently by Toronto, New York Red Bulls, and Kansas City, Martin said.

"None of these compare remotely to this particular training facility," he said. "This will be the best one in North America that's built, bar none. When we approached some of these other teams and showed them what we're building, they showed great interest in coming over here and training at this facility for three weeks to a month, roughly, which obviously has a sizable economic impact."

The application also included facilities for Real Monarchs, who are still playing at Rio Tinto Stadium...

The nitty-gritty: Travel + Leisure’s America’s Favorite Places survey opened on 10/8/2015 and closed on 04/15/2016. It was open to everyone, and ran alongside a sweepstakes. The open-response survey asked respondents to submit their favorite place and rate it in over 65 categories, including affordability, notable restaurants, and public parks. Towns were defined as governed bodies with a population less than 100,000. After discarding incomplete ballots and cities that received less than 8 votes, each entry was ranked according to an average score.

The project would include retail and dining establishments, a public plaza, along with custom landscape architecture throughout the common areas. While the street would still be
accessed by motor vehicle traffic, the area would also be accessible to pedestrians and could be converted to pedestrian-only access for events such as concerts, Becker explained.

“Since I took office, a primary object is to make downtown a gathering place for the region — and have it be a true welcoming environment for people seeking all kinds of activities that you
can really only find in the downtown area,” he said. “We see this as part of what we are doing to make this the 'cultural core' of the region.”...

...The three-story Felt building was built circa 1900 and is on the National Register of Historic Places for its social history...

...The developers are proposing substantial modifications while promising to preserve the Regent Street façade. The developers plan to take down the east wall and use those exterior materials
and integrate them into the building’s interior finishing’s.

The tentative design approved by the RDA calls for the hotel lobby, lobby bar and lounge on the ground floor of the Felt building with meeting and ballroom space on the second floor. The
design features contrasting architecture that is intended to create a visual distinction between the Felt building and the larger Regent Street project.

The developers will add a vehicle lift, or car stacker, for residences that will be accessed from Plum Alley. According to a representative from Form, the cost per stall made the car stacker the
most affordable option.

The 22-story development will include ground floor retail and residential units above 12 floors of hotel rooms. The project replaces the former Eat-a-Burger site at the northeast corner of
the intersection at 200 South and Regent Street. Workers demolished the blighted Eat-a-Burger building last October.

Form Development will work with the Utah Heritage Foundation in maintaining the character and preserving the west façade of the Felt building...

The city intends to make Station Center an arts and culture district that is a regional attraction, while adding residents to the neighborhood that will help support the adjacent Gateway Mall.

“This is probably the most transit-rich neighborhood in the Intermountain West,” said Ed Butterfield, the RDA senior project manager.

The neighborhood is a regional transit center, with proximity to Interstates 15 and 80 and the Intermodal Hub that is the terminus for the FrontRunner commuter rail line, the Blue TRAX light rail line, 14 bus routes (including three high-frequency routes) and a GREENbike station...

...The design of the Hardison has changed as many times as the developers have presented to the HLC. The developers have submitted three different designs to the city, and each failed to
impress the HLC.

The process had frustrated Company President Bryson Garbett to the extent that he threatened to abandon the project after the HLC again rejected the project during its February meeting.

The approved design is significantly smaller than the original proposal. The original project consisted of a six-story building with 176 residential units. The new version of the Hardison consists
of a four-story building with 77 units, six of which will be live/work units.

“I think we’ve come up with a project that is substantially improved” said commission member Kenton Peters...

...Developers are adapting to changing housing needs as Millennials and Baby Boomers are moving back to city centers. Ivory Homes is no exception, the company went before the
Historic Landmark Commission board during its April meeting to request approvals to build a large residential development at 500 East at South Temple.

Ivory Homes subsidiary, ICO (Ivory Commercial and Multifamily) wants to build a nine-story residential tower and rehabilitate a 65 year-old medical office tower...

...According to Cooper the project will appeal to a higher end market.
Cooper argued that the project needs the additional height to provide upper end access units that will bring in higher rents.

The current proposal calls for 139 residential units with 42 units in the existing office building and 97 units in the new construction tower,
including four live/work units that would occupy the front section of parking structure on 500 East...

Downtown - Popup parks bring greenspace to Main Street

...One of Salt Lake’s most engaging streets became even more vibrant. The Downtown Alliance again partnered with Salt Lake City leaders for the second annual Downtown Garden Stroll, a selection of artist-designed popup parks lining Main Street sidewalks between South Temple and 300 South.

According to Ryan Mack of the Downtown Alliance, artists were awarded a $3,500 grant to design and build a park with a floral/garden theme on a 8 foot by 20 foot platform that “incorporates landscaping and seating along with elements of art, playfulness and fun.”

The Downtown Garden Stroll... coincided with LDS General Conference weekend, a biannual conference that brings around 125,000 visitors to Temple Square just north of the popup gardens...

...The project was designed by MHTN Architects and includes a five-story, 112,000 square-foot office building and a five-level parking garage with access points off Main Street and 500 South. The office building will be built according to LEED Gold standards

“It fits uniquely into this downtown urban environment and compliments the building to the east,” said Peggy McDonough, president of MHTN Architects.

McDonough described the design of the DA office building as being a symbol of transparency. The building’s ground floor is intended to feel open with large glass glazing that allows pedestrians to see into the building. The entire south side of the building will also have ground to ceiling windows that will bring in natural light and offer views of the Wasatch Mountains...

...The project will be five-stories and will consist of 80 residential units, 20 of which will be market rate with the remaining 60 units reserved as affordable units. Of those sixty units, five units will be reserved for the chronically homeless, nine units will go to persons diagnosed with mental illness and nine will go to individuals with a mobility disability. The remaining units will be reserved for individuals or families earning at or below 50 percent of the Area Median Income...
