No one anywhere would consider where these towers are going up is downtown.
Are you at liberty to confirm whether it's in the city of Toronto or the suburbs 905 area?
Lawrence between Bathurst and Dufferin seems like a good location.

That's incredibly disappointing. Hard to get excited about a project when it's out in the middle of suburbia where no one will ever see it.

Some news coming on Bremner tower, lead tenant likely to be announced soon, meaning the project will be moving forward.

Look for official announcement soon, provided the deal is finalized.

Great news. It's nice to see another office tower going up in downtown Toronto. This will be the first time since BAC, RBC Centre and Telus House that downtown Toronto will have three office towers going up at the same time (i.e. MaRS 2, Bremner Tower and RBC Waterpark Place). I'm not includeing Sick Kids Research Tower as that is more of a hospital and research space than an office building.

It's also noteworthy that we've had continuous office construction for the past six straight years:

2006-2009: Bay Adelaide West (1,152,000 sf)
2006-2009: RBC Centre (1,215,000 sf)
2007-2009: Telus House (780,000 sf)
2008-2011: PwC Tower (623,000 sf)
2007-2013: MaRS Centre II (750,000 sf)
2011-2014: Bremner Tower (700,000 sf)
2011-2014: RBC Waterpark Place (930,000 sf)

This should quiet all those criticizing our recent boom as being nothing but condos. Can't wait to see what's announced next... hopefully a big one.

it might be quiet for a couple years with no new major tenants on the street and a lot of unfilled space in waterpark place, Bremner Tower and the MINT towers.

That said all it takes is one major tenant to kickstart a new building and you know the big developers will be actively looking to fill up their prospective projects. I'd say these are the front runners for the next cycle.
  • BA II
  • 16 York
  • 156 Front St
  • Richmond Adelaide II
  • 60 Harbour

Outside chances would be 45 bay and 880 bay. Although I must admit I am not very familiar with 880 Bay, is there a chance govt space will spur its development regardless of market forces or would it require a substantial private pre-lease to get going?

Breaking News: Article in today's Toronto Star confirms that Karma was indeed approved at 50 storeys and is apparently over 90% sold:

http://www.thestar.com/news/article/1121900
Quote:
CentreCourt is developing Karma, a 50-storey, 495-unit glass tower at 21 Grenville St., in partnership with Lifetime Developments.

The project, which launched in November, is more than 90 per cent sold. Zoning was finalized in December and the developers will be releasing an additional five floors Saturday.

The additional floors should put it well over 500 feet.

Would you read anything into the supposed height increase of Richmond Adelaide II ?... only the renders were changed on the big block oxford site.

Speaking of 16 York, from UrbanOptic at UT:

Thank you for compiling that. It would be nice to see a large scale office building go up though. 2-4 million sq ft?

a 4 million square foot office building would be insane. it would need to be twice as large of a floorplate as BAC, and twice as tall! the only time i could imagine a 4 million square foot building would be if it was like 500m tall. a 2 million squarefoot supertall would be nice though!

No, they still dont have a tenant. The height/size increase was merely an option, the building could still go forward in the smaller version if they cannot get a large enough tenant in an appropriate time.

I would imagine Oxford will hold out for a larger tenant and we will see the full build out of the tower, as their holding costs aren't too bad on the site, but they could hit a nice ROI on a smaller tenant and pull the trigger. You never know.

urbandreamer (of UT and SSP) is reporting that the former Canada Tower site will soon be relaunched as INDX Condos, a venture between Lifetime Developments (Bisha, X2, Bond, Yorkville Residences) and CentreCourt Developments (Peter Street Condos, Karma).

It's to be 54 storeys, which should put it around 175 metres. Rendering anticipated soon.

Given that MaRS II will indeed be mostly a research tower rather than a conventional office tower, it probably shouldn't be included in a summary of Toronto's new office space. That being said, I totally forgot to include Queen Richmond Centre West:

2006-2009: Bay Adelaide West (1,152,000 sf)
2006-2009: RBC Centre (1,215,000 sf)
2007-2009: Telus House (780,000 sf)
2008-2011: PwC Tower (623,000 sf)
2011-2014: Queen Richmond Centre West (300,000 sf)
2011-2014: Bremner Tower (700,000 sf)
2011-2014: RBC Waterpark Place (930,000 sf)
