Builder still on track for Distillery District condo/hotel development

The project, estimated to cost up to $130 million, would be the first hotel in the popular tourist area. A total of 88 hotel suites and 246 condo units are planned, and the developers hope to have the project completed by 2017.

A preliminary city report notes the proposed height and density are a “significant departure’’ from what was outlined in the original Gooderham & Worts heritage master plan, and a secondary plan for the King and Parliament Sts. area, neither of which contemplated additions to the rack house at Mill and Trinity Sts.

The rack house, currently vacant, contains six floors of traditional racks used to house large barrels for aging whisky. Doing a hotel conversion would take a long time because the racks, which would have to be removed currently support the building, Jackson said.

Although the quality of design is not in question, the panel majority felt the “massing’’ — its overall size — was not appropriate in that location, given its potential impact on Trinity St. and the area’s heritage continuity. There were also concerns about the shadow cast by such a tall building.

...Jackson, of Cityscape, said his team isn’t “fixated” on 34 storeys and will soon turn attention to the height concerns.

...A final report on the application is set for sometime this summer.

I could easily see highrises stretch east all the way across from the core to the DVP. Not to many roadblocks would stop them. The only real neighbourhoods are Corktown, and Cabbagetown. Everything in between is fair game for development.

Very questionable massing in the first few levels. I would have thought a terracing elevation would be nice on the west side, where it would step down to a low rise neighborhood. These terraces will get morning light, but then will be in shadows all afternoon and evening by the looks of it. Certainly less pleasant than if it were on the west side; they would be bathed in light.

The proposal's west side does it right with townhouses. A Sensible choice that works with the context. The massing behind it, however, belongs on the Jarvis side. The Jarvis elevation should have matched the height of the neighboring Ramada hotel building. That's about 10 stories, very reasonable for such a prominent avenue. Design wise, a 10 story podium clad in the black brick seen in certain parts of the render would look sharp, in my opinion.

Sadly, these problems were likely caused by the strict shadowing regulations and the sad excuse for a heritage structure. The old home is very plain and is certainly not worth compromising a proper design for this development. It sadly no longer has a place on this part of the street. Fortunately homes like this are found all around old Toronto and in the older suburbs as well.

The tower itself I cannot comment on, it looks average, but could be quite nice if refined a bit.

But the park is on the east side. The steps down towards the park make much more sense.

Just a little rumour for you guys, but looks like some movement over at BAII might see it start construction before year end.

I can't talk about any of the details as of yet but hopefully things progress.

Didn't you mention there would be announcement regarding the south core project beside the hotel soon i.e. in regards to a tenant and that it is indeed going ahead with the hotel component ?

Here's more rumors on the office front.

Allied properties just released a Q4 conference call. They discussed both QRC (Queen Ricmond Center) and 171 Front.

171 from the get go was going to be a long term project. It turns out due to what they foresee as a hot market, they want to get started immediately.

The data center which is currently 100% occupied is highly demanded, so part of the new tower will be a 200,000 square foot addition to the data canter, which they believe can be leased out very quickly. I believe the project is 700,000 overall.

They mentioned that within 3 weeks (as of March) they would be ready to move forward (likely marketing), implying we could potentially see renderings then. From the city's point of view this is mainly approved. They did mention they have slightly changed the design.

Also of interest, they are considering using automated parking for this development.


Regarding QRC, they acknowledged it has taken longer then they initially thought, they are shifting the focus on smaller 50,000 square foot tenants but due expect to have that ready to in 2012.


Also, they mentioned the rumored commercial development at Front and Peter is also ago and they are getting approvals from the city, it looks to be about 700,000 square foot as well, there was to be a retail competent initially but that has been removed.

Yes, I'm surprised it hasn't been announced yet but there is something in the works which will likely be announced soon.
