^Thanks for the updates guys!

I'm hoping that Cressey proposal for Edmonds includes a significant amount of retail. I don't think Highgate Village is substantial enough to serve the area anymore.

Wow big plans in Burnaby.

I doubt shape will actually go to 70 at brentwood but it shows they are thinking very big. Also wouldnt be surprised to see them get their rezoning then partner with an established res developer to JV the res towers.

Excited to see more details on the Edmonds site as well.

I agree with Leftcoaster, I doubt we'll see 70 stories, to be honest I'd be surprised if it even hits 60 real floors and imagine they'll settle in at right around 50. I hope they do build as much office space as they are proposing and it doesn't get converted over to residential space as a lot of JKMC proposals do. I think Shape will be teaming up with someone for the residential part, they might hang onto the commercial themselves or offload it to a pension fund.

A 40 storey commmercial tower could (hopefully) be the tallest of the cluster (and they are on hgher ground than the residential ones flanking the entertainment plaza.

BTW - Has Vantage topped out? If it's 33 storeys, then even the 30-40 storey condo tower at Brentwood will look very tall from downtown.

Wait... the plan is for Brentwood mall to cease to exist? Did it get crushed by Metrotown or something?

I live in North Van and go there more than I go to Capilano Mall.

My understanding is the mall will continue to be. Shape is in the mall business.

There's still going to be retail, etc, obviously, but the mall as is is horribly dated and due to be replaced in the long term after the rest of the site has been redeveloped.

The mall will eventually be gone, replaced by a new retail high street. But it is to be the last portion of the site to be redeveloped, so it will still be there for years to come.

So are we trying to do The Grove/SoCal style malls now? Park Royal is doing something similar. Who is going to explain to the developers what Vancouver weather is like outside of July/August?

Yeah, they better come with some appropriate awnings, there is also a set of certain viaducts downtown where such a mall could be created in a interesting urban style.....oh wait, never mind.

I really like the outdoor malls. For most of the year the temperature here is comfortable enough to be outside, the rain is the real issue. I like the Sony Centre in Berlin, and the large awnings at the Seattle outlet mall functions quite well.

These designs are popular in the US but I have no idea why. I've seen them in Texas, Boston, Las Vegas... the climate is unbearable in the winter or the summer. I can only assume they are more profitable at the end of the day.

Park Royals lifestyle centre (The name for these new style outdoor malls) has been quite successful year round. Expect to see a lot more of them around the metro.

Although still a bit contrived feeling I do prefer them over an enclosed mall.

I'm guessing Brentwood will end up with more of a Suter Brook Village type look and feel, except Brentwood should be larger and more pedestrian friendly. To me Suter Brook has a much more authentic neighborhood feel than Park Royal because of the residential aspect (makes sense), so I would expect Brentwood would do the same and hopefully more.

Since they are creating a neighborhood and a high street from scratch at Brentwood, I hope they are more creative with the podiums and retail facades - give it some character.
