Vinoly's Rising Condo at 277 Fifth Gets First Glass

Vinoly's Rising Condo at 277 Fifth Gets First Glass
Tuesday, August 15, 2017
https://www.cityrealty.com/nyc/marke...st-glass/13003

Quote:
It’s been a good year for Rafael Viñoly, with three exciting residential projects climbing into the Manhattan
skyline all at once. Now getting glassed (and stoned) is 277 Fifth Avenue, their slender Midtown follow-up to 432 Park Avenue. The condo venture entails 130 high-end residences assembled inside a limber
55-floor tower. Set to top out at 721 feet, its height could be considered
modest for, say, “Billionaires’ Row,” but at East 30th Street, the building
will dominate views up Fifth Avenue and give residents sweeping vistas
across the island. The tower will in fact become the tallest residential
building on Fifth Avenue, usurping the title from fallen champion Trump Tower.

Not bad. The verticality compliments ESB quite well.

Worker Dies in Fall at Construction Site for Luxe 5th Ave. Tower, NYPD Says

By Ben Fractenberg and Aidan Gardiner
August 18, 2017

Quote:
A 22-year-old worker died after falling about two stories down an elevator shaft at a construction site for a luxury Fifth Avenue condo building Friday morning, officials said.

Jonathan Lupinsky, of Yonkers, fell down the shaft at the 281 Fifth Ave. site about 9:40 a.m., an NYPD spokesman said. He suffered trauma to his head and was pronounced dead at Bellevue Hospital, the spokesman added.

Tony Ortiz, 39, was working as a doorman across Fifth Avenue when he noticed several fire trucks and ambulances in front of the building.

“I was hoping they're OK," Ortiz said. "Construction workers are getting hurt left and right."

It was not immediately clear what the worker was doing when he fell or if he was wearing any safety gear.

Workers are constructing a 55-story residential building at the site designed by architect Rafael Viñoly that is touted as the "intersection of uptown sophistication and downtown style," according to the development's website.

The Department of Buildings is also investigating, a spokesman said.

The building owner of 281 Fifth Ave. is listed as the Victor Group, and calls to the company were not immediately returned.

There were several signs posted around the work site concerning worker safety, including one posted at an entrance showing how to put on a safety harness.

In NoMad, a 55-Story Condo Tries to Peek Out From the Pack

By C. J. HUGHES
AUG. 25, 2017

Quote:
.....This $470 million project’s offering plan was approved by the state’s attorney general on Aug. 18. One-bedroom units, which start at about 830 square feet, are priced from $1.9 million, while two-bedrooms, which start at about 1,340 square feet, are $2.8 million and up.

Put another way, sales prices at 277 Fifth, excluding the penthouses, average about $2,700 a square foot. The building is supposed to open in about a year.

In contrast, the nearby 212 Fifth Avenue, a new 48-unit condo in a former office building from a development team led by Madison Equities, has been selling its apartments for about $3,700 a square foot, said Robert Gladstone, Madison’s chief executive. The building, which reaches from Fifth to Broadway, is about 75 percent sold since 2015, added Mr. Gladstone, whose office is also in NoMad.

“What we have found is what others have found, that when we don’t have a view of the park, we are looking at beautiful buildings,” he said.

While tall buildings may thrill view-seekers, they rankle some neighbors, in a neighborhood that until a decade ago was mostly a sleepy commercial district, said Mario Messina, a 37-year resident and the president of the 29th Street Neighborhood Association.

The group, with about 350 members, was founded in 2012 to spare a prewar building on West 29th Street from demolition, though it was later razed, and the group is currently pushing to extend the boundaries of an existing historic district to keep new towers at bay. “What we are asking is not far-fetched,” Mr. Messina said.

Developers “want to turn us into a new Dubai, in New York,” he added. “It’s a mess.”

Rafael Viñoly’s Nomad condo gets its first interior renderings

Quote:
The condos of Rafael Viñoly’s newest New York City luxury tower are poised to hit the market any day now, and a slew of new details and interior renderings for 277 Fifth Avenue have appeared online in step (h/t BuzzBuzzHome). New renderings on the updated website give a first look at the interiors of the 55-story tower, designed by Jeffrey Beer International.

The website also features a boatload of new information on the apartments and their layouts. According to the site, each condo in the building will be a corner apartment, with no more than four apartments per floor. The 130 condos will range from one- to four-bedrooms, sized from 828 to 4,520 square feet with pricing starting at around $2 million. Ceiling heights will range from 10 feet to upwards of 13 feet in the building’s three four-bedroom penthouses. (Check out the site for tons more new renderings.)

One unique design aspect of the building will be its double-height loggias, located off of two of the penthouses as well as a few apartments cascading down the building. The loggias will punctuate the building’s facade of indigo reinforced cast concrete panels.

I might have brought this up when I posted in IIRC the 432P thread (as JayPro)...
...but if not, it's woth pointing out...more than once nonetheless:

Sr. Viñoly is the only "starchitect" I know of who can take the most basic skyscraper form in its unadulterated form and somehow make it look cutting-edge...as it were, "beyond the box while still within the box."

He hits it out of the park vis a vis urban context and--especially in this case--how to offer respect due a VIP neighbor while staking its own claim.

On the right. Have to clarify due to the cranes in the area. Seems like every block is u/c.

The one on the left (red crane) is a development on Broadway by the name of 1225 Broadway. Below grade still, but the crane is peeking up due to its size.

Virgin Hotel will be 510'. There's also a much taller Ritz Carlton in development a block away.
