@NYGuy;
Crazy idea but:
Would it benefit anyone then, especially for the PA, to yield ownership of the two remaining parcels @175 & 200 for at least partial residential usage? Coz then the plan to have this tower built full-residential could be reinstated.
And the wait for a cororate anchor for both sites prolly wouldn't take so long either.
Apologies if this has already been answered (a bit too much info for me to wade thru and winnow out right now); but I'd appreciate being directed to anyplace in this discussion where said answer lies, if possible.

These towers are not, and could never be residential. They would need completely new utilities to supply services to individual units outside of the core.

Residential isn't allowed on this site, it's owned by the Port Authority. But even if it were, what was destroyed here was not residential space. Residential space and new residential towers are going up all over Manhattan and even the other boroughs are seeing and increasing number of residential towers go up. Putting up residential towers here instead of office defeats the purpose of having built the WTC in the first place, not to mention the billions spent on the PATH hub. Once you give up on office space Downtown, there is no more commercial Downtown because the older buildings are slowly being converted to residential, and without modern office space anchoring, other companies will simply leave.

Thank you for the explanation. I knew this was so anyhow; but I am admittedly a bit concerned.
See, for all the office space attention being garnered by HY and vicinity, my thinking is that it could actually work against Mr. Silverstein here, i.e. the timing of it all. I am confident that potential tenants realize that two more towers are in the works and what now stands here isn't all there is.

^^^ Not quite yet, still needs tenants along with 2WTC, only the base is being built at the moment.

These will fill slower, because Downtown always has, but they will fill eventually. That's one thing we do know for sure, its what happened with the originals. Only now, the rest of the complex won't be built on spec (the original complex was 10 msf of spec building - unheard of).

Cladding is now visible on the north west corner.

There was an early study after the master plan was selected about using some of the space of the lower high-rises (now T2, T3 and T4) for residential use, however it was pretty obvious the results would be hopeless.

I really hope that Larry can secure a tenant before 2014; until 2WTC and 5WTC are built, 3WTC is the most crucial balancing component of the complex.

Does anyone have any renders of the complex missing only 2WTC and 5WTC?

Cladding is advancing nicely on NW corner. I wonder if they intend to clad the entire base or mainly just the west side to have a nice backdrop to the memorial for tourists season...??
