what half baked plan does he have to need the space back? That's the on'y angle that makes sense.

Osborne has the character and clientele to attract more discerning patrons and stay busy. Cheap drinks are everywhere, give me a busy place with good drinks. THAT location deserves better than just a frat-boy menu.
