You could have a smaller Ace Hardware type store downtown. It would offer all the typical DIY stuff you may need, but just not have the exhaustive amount of lumber, roofing, appliances, etc. as a Home Depot.

Agreed - something close that has the basics would suffice for now, I think. In China, I've got a couple of "hardware" stores...if you can call them that, but they have nails, screws, basic tools, basic plumbing fixtures, etc. There are two of them within five minutes (walking) from my place.

An 8-story office building, huh? I think I remember they were planning up to 120 feet for this project. What's the address for this?

Hey, I think 8 floors is a good amount for that area. It seems like a great project - certainly a great addition!

Any word about the adjacent lot with the smoke stack? Wasn't there an outdoor farmers market or something that was suggested or proposed? Would love to see that smoke stack restored with some sort of lighting.

A while back we were wondering about the grocery store component in this project. All the backup files for this week's Planning Commission meeting have a supermarket included in the plans for Block 1 (closest to I-35). But it's been downsized to 36K sq. ft. I don't know if that's still big enough to be considered to be a full service grocery store or not.

that would still be about 3x the size of an average trader joe's but still shy of a "typical" 50k sq ft grocery store

This project as planned is in trouble because the neighborhood doesn't want a 125' building along I-35, and they want more "affordable" units. SMH.

People are silly. That's all I have to say about this.

Okay, I have more. What is up with these people opposing thoughtful, appropriate growth as it not only meets market demands but also likely helps their neighborhoods from getting steamrolled in the end? It's not like we're Houston where anything can go up anywhere. We're talking a variance for the purpose of better utilized TOD, which is better for everyone. I'm confused by people who think Austin is still a small town.

More affordable housing is reasonable but the whole height issue is ridiculous. Besides, the more density there is with the project, the more opportunities for added affordable housing.

Ever had a big development go up next door to your house? Something your money will be at risk for?

Negotiating with big business interests and lawyers is not pretty business. Of course I'm gonna object to your height until you absolutely commit to what I want. It's 101. And believe me the developers play it well. Like throwing in extra height late in the game ( as happened here from what I read) and throwing you into another battle when all you want in affordable housing. Yeah.. not pretty business.
So at the end of the day, you wanna profit from my neighborhood.... You better be a damn ass good neighbor.! ;-).
While I may not agree with everything being asked. I',m very happy there are folks who are keeping the flow of development tempered to local needs and neighborhoods.
Otherwise you get ...... well, Houston.
