That's just the staging area for Tower 8 construction. There are plans for an apartment tower there, but we may have to wait to see where the market is at after Kensington, Liberty Sky, etc are built.

A revised zoning proposal for the Fleet Block is up for review. The biggest change since the last review is that ALL lots facing 900 South on that block will be required to have ground-floor uses, and outdoor manufacturing won't be allowed. Unfortunately the height restriction wasn't raised (currently up to 125' with a design review) but that's really my only complaint. Basically all land uses are allowed except for single-family homes and duplexes.

Another interesting tidbit I found within the document:

Block 67 recap from RDA meeting earlier today "the Board adopted a resolution that approved a tax increment reimbursement agreement between the RDA, Garn Development Company, and the Ritchie Group for the large-scale mixed-use development on Block 67 North. Located at the northwest corner of the block bounded by 100 South, 200 South, 200 West and 300 West, the proposed project would ultimately include residential, commercial and office space, as well as a large parking structure. Discussion included good faith considerations for the betterment and revitalization of Japantown, which will receive 10% of the tax increment for design improvements, including "good neighbor conditions" to accommodate services during festivals and events, streetscape and lot improvement options, and a public benefit in the form of a mid-block walkway. Phase 1 of the project is expected to be completed in April 2020."

April 2020 seems like an awfully ambitious target date for the completion of phase 1. Still, it's good to know that we're finally seeing some activity at Block 67! If it lives up to the promise that's been shown, it will be a HUGE asset for downtown.

I had exactly the same thoughts when I read that! There's almost no way they could finish the whole first phase by April 2020. Nonetheless, like you said, it's great to finally see this project underway. I'm excited!

Jacobsen is partnering with The Ritchie Group and Garn Development to build Phase I of The Block 67 Project. The West Quarter, a multi-use development that will help define the emerging sports and entertainment district in downtown Salt Lake City. The project — adjacent to Vivint Smart Home Arena — will feature more than 650 residential units, a mid-block street with access to 200 South and 300 West, and a subterranean parking garage. The scope of work also includes more than 100,000 square feet of retail space, 430,000 square feet of office space and a 271-room hotel.

I'm almost positive the earlier plans called for these buildings being hotels, or at least one of them, but it sounds like they are all residential now. I wonder why that changed?

The current plans are:

Phase 1 consists of an 11 story residential building and an 11 story, co-branded hotel (Aloft and Element).

Phase 2 consists of a 6-7 story residential building, a 26 story residential tower, a 20ish story Hotel tower, and a 375' commercial tower. The last 3 structures will all be built on a single connected podium.

Phase 2 is set to begin sometime in 2024 once the Post Office lease ends.
