Also, MTO should fix how EC-Row intersects the 401 southwest of Highway 3. It's funny that the 401 extension was built from scratch instead of being completely linked onto EC-Row. The EC-Row Expressway was built to be a regional highway to get across the city, it was never meant to be part of the Provincial highway system!

The province tried to take the cheap route and have the 401 connect to the EC-Row, add an extra lane and call it a day. That didn't go over very well, as nobody here wanted all that international trucking traffic belching toxic fumes across our city, and hijacking our local expressway.

The city battled the province over many years to make sure we didn't get a cheap alternative, so the result is the awesome 401 extension, the Herb Gray Parkway. We got a wonderful below grade extension of the 401, with multiple land bridges that help to keep the neighbourhoods it bisects from being completely cut off from each other, and our only local expressway from being hijacked!

Work is still progressing on the new crossing.

More good news for DT. Looks like this historic building will finally be restored, starting almost immediately! I'm sure the CIP is a big part of their decision!

All I want is a high rise condo close to downtown. Baby steps I guess as people move into the city. There has been a large uptick in residential permits in the past couple years which is a good sign. Hopefully, as we continue to get dense we build higher.

It's gotta be coming soon! The CIP should also help with that as well! It's sure is taking a long time though. The last condo that was built was The Portofino tower just west of DT on Riverside Dr. Almost DT, but not quite!

Great news on these old decrepit structures finally coming back to life. Downtown CIP paying off already.

The E.C. Row Expressway needs to be taken over by the province. It has morphed into a regional road used by many residents of Tecumseh and LaSalle every day but these residents pay nothing to help maintain it.

Mayor Dilkens looking to make Wyandotte W an official Asian Village, possibly complete with arches on either end. A great idea, as these different ethnic villages are a huge plus for our city!

Apartment vacancy rate in Metro Windsor is 2.4%, and rents have risen 3.2% in the past year.
I'm surprised that there aren't more new apartment buildings being proposed, as things are getting pretty tight!

I know. This has always got me frustrated. I really badly want to see something match the height of Caesars. It's only a matter of time before the next one comes.

What is most likely going to happen is a chain of investors proposing multiple high rises in the same area. Farhi did float the idea around. If it does happen it would probably be around the Portofino or directly adjacent to downtown.

^ The problem is Farhi owns the best land to build highrise residential but he does not ever build anything...he just sits on land for years on end.

More good news about old brownfield sites in the city suddenly becoming hot properties for redevelopment because of an older city incentive program, now being used.

Average home sale price in Windsor/Essex was up 17% in 2017 from the previous year to $263,000. Prices expected to rise another 9% in 2018 with a strong local economy continuing!

Hopefully, we start running out of room to build traditional houses. I'm tired of the sprawl. We need to build our core up like a proper city. This probably won't happen until years from now though. At least "Ghetto" areas like West Windsor have gotten better.

I think you'll be seeing more infill throughout the urban areas as well as more sprawl along the edges of the metro, and I also think we'll also be seeing more multi residential, especially DT with the new CIP. This coming year should be interesting to see what gets proposed!

Even with rents rising, they are likely too low to allow for new supply to be profitable. Give a few years of price growth and prices could get to the point where new construction makes sense. Windsor is extremely affordable which is a blessing in a lot of ways, but it also limits what can be done.
