If I were a betting man I'd put a few dollars down on outlet mall.

I think it is public knowledge that it will be a 340,000 sq ft designer outlet mall by the UK based Mcarthurglen Group. http://www.valueretailnews.com/vrn.php

Judging by their website, they do some very high end designs for their centres: http://www.mcarthurglen.com/locations/index.htm

Think Seattle Premium Outlets, but with a little more emphasis on the higher-end design/architecture and more sit-down restaurants as opposed to central food court...

i haven't seen this plan/idea before - shape has big plans for lougheed town centre - they are the same owners as brentwood mall...

http://www.shapeproperties.com/sites...12,%202012.pdf

more than 1 million sq ft of retail (up from 600,000) and what looks like 11 towers with 3500 residences

Here's a render of the project next to Richmond-Brighouse Station - "Mandarin Residences":

^ Thanks for posting, Officedweller. That's a pretty decent looking building, in my opinion. My time in Toronto is making me more amenable to mid-rise slab buildings like this. It is good to see this sort of density landing immediately adjacent to a SkyTrain station. Richmond is writing its own chapter in the book on how to leverage rail transit to transform a suburban city.

Looks good but isn't the road they rendered supposed to be the bus loop for Bridgehouse?

I noticed the construction there too, but apparently it's going to be their Richmond Sales Centre.

They are setting up the presentation for Monet right now which is on Garden City Rd and Cook Rd:

Is that ground floor retail at Monet?
Strange place for it if it is, but it looks good.
Is there any retail on Garden City Road around there?

Yup - but that wouldn't likely play well with condo buyers.

Yup - but that wouldn't likely play well with condo buyers.
The only retail space near there is now a daycare, which is on the condo right across from Monet (3 on the map). The closest meaningful retail is all the way near Brighouse Station, so that's too far to be relevant.

There may be retail space, but I suspect those retail-like windows are for amenities, especially the one facing away from the street.

I know it is just a preliminary render, but I fully expect the seaplane association that hates the new convention centre marine aerodrome docks to issue a press release condemning this proposal. Just look at how the planes' wings will be damaged by the flag poles on the McBarge docks!

In this weeks BIV

Quote:
Bentall Kennedy LP, which continues to enjoy success with Broadway Tech Centre, will soon embark on a public consultation with its latest transit-oriented venture – a campusstyle development on 38 acres adjacent to Braid station on New Westminster’s border with Coquitlam.
Development permit applications were submitted last year for two office
buildings totalling 391,900 square feet, but this spring will see a public consultation proceed regarding a master plan for the remainder of the property. A warehouse currently occupies the majority of the site, and
rezoning will be required prior to its redevelopment
It appears residential will also be explored in the rezoning process.

This looks good. That area is looking really good. making it more dense. I'm curious if that supermarket on the corner of westminster highway and no. 3 rd is going be rezoned, and a tower built on that corner, or, whether the market's going to be there forever. lol.

There isn't a supermarket at the corner of No.3 and Westminster?

The closest supermarket would be PriceSmart on Ackroyd. The only undeveloped lot at that intersection is a tiny strip mall with a convenience store, money mart, and a tiny pizza joint. Enough room only for the tiniest of towers. I really hate that strip mall though, so anything would be better than what it is right now.
