Next up for a rezoning is their Bell Trinity Centre ... 75 storeys?

Once again .... that makes no sense. It's a million square feet of prime office space. Throwing condos on top probably would diminish it's value. (check back a couple pages) Adding more office space well.... it's already a million square feet. I give it the same chance as the Eaton Centre Atrium dome being raised to 200 metres because that would make it tall. You can't compare BTS to 250 University and Dundas. Both are much, much smaller and in much worse condition.

In keeping with tradition, it will have 80m chopped off and redesigned to a blue glass box with balconies...

Please, don't even joke about that!

Although I would expect sufficient changes -- not all obviously visible -- to make it much more buildable than the original Gehry design.

I'll say it again, a redistribution of density leading to a height reduction or just a height reduction is a strong possibility. The folds in the glass facade with be cut down significantly and/or replaced with something like One Yorkville but, better. It's Great Gulf.

It was never going to turn out like the original renders, for better or for worse. Mirvish knew what he had to do to capture the maximum value of the site and he executed it masterfully.

I don't think the Entertainment District has the market to make building up to 100 floors worthwhile. I've said this over the years and I don't believe it has changed either.

I always suspected Mirvish was upzoning. He did well with the King Blue site across the street. He didn't do so well developing One King West. I don't know how much he wanted and how much he got. It just took years to sell it after zoning approval.

**shakeshead** That's exactly how the processes worked when the OMB was still around. I agree. 3 inches to hundreds of feet is insignificant to both the developer and the DC zoning. No one should care.

Agreed with the latter. Design looks no better than it did before.....further simplified mediocracy. I doubt the office component is very significant at all.....this render looks awful by the way. A really misjudged perspective which tries to (and does) make this building the focus, but with a lot of inconsistencies with scale. The building looks more like a 80 floor + project than anything.
