MIAMI | Paraiso Bay Development | 600 + (550 x2) + 500 FT | (55 x2) + 53 + 44 FLOORS

Revived from the recession. Received FAA approval for construction, it is pretty much almost approved and also received a redesign. The tower is staring its sales and marketing.

The City of Miami Urban Design Review Board last week recommended that Planning and Zoning director Francisco Garcia approve the project. The board requested that Related work with city staff to develop residential liner units in order to give the project a residential feeling from the street. The Board also asked for the western facade to be articulated to mitigate the impact to the abutting neighborhood.

While projects of this size generally do not require approval from the full City Commission, Related will need consent from the commission to close 31st street. Related Chairman Jorge Perez, who had commissioners eating out of his hand at a recent meeting, has apparently given the go ahead to begin sales and marketing for the project, anticipating an easy approval.

The project is still a work in progress, but there is the potential for two more towers for a total of six!

Related launches One Paraiso unit sales

New Rendering: Also keep in mind the project will consist of more than two towers. Possibly six. Currently there is actually a third one under development. Making for a total of three. As more information comes out, a possible title change might be warranted. For now, lets wait and see...

Third Paraiso Tower & Counting Makes It A Megaproject

The title change should occur when all towers are revealed. For now though, the title is somewhat misleading just as an update as this project went from two towers, to three, and now three more will be added. Once we get all of the specs, it will be easier to get an idea of the scope. Project is still in development.

If we look at the master site, we can see the location for the six towers along with green space.

Note: 4th tower released for the complex. This time its a 44 story tower called "Paraiso Bayview". So far, this is what where dealing with: Highlighted in purple.. The thread title reflects the original project. Once all the towers are announced, a title change could occur I feel for accuracy.

Renderings of " Paraiso Bayviews" and the complex. Essentially a look a like, but a little shorter than the others. This tower is 44 stories while the others are 55 stories.

One Paraiso bay has been approved. It gained conditional board approval.

Related Doing Big 'Beach Club' At Paraiso Bay Park

According to Carlos Rosso, President of Related, it will be "an exclusive beach club for [Paraiso] Bayviews, One Paraiso, and Paraiso Bay"... "on the bay with a couple of boat slips." Renderings show a two-story club with large terraces, a pool, a marina, and what looks like a large lawn. As for park land, there will be the bay walk, the rest of the Paraiso Bay Park (possibly 30,000 square feet?) , and land in front of the Paraiso Bay and Paraiso Bayview lobbies (20,000?).

Miami needs to be worked on so much in the diagram section. There is more not drawn on the first page then drawn.

9 drawn on first page
16 not drawn on first page

12 drawn on second page
13 not drawn on second page

12 drawn on third page
13 not drawn on third page

New York has 23 out of the 25 drawn on the first page for comparison. It would be nice if the illustrators filled in Miami a little bit.

According to ExMiami, construction will begin on the complex November, 2014.

As of now we have four towers. The other two, for a total of six, have yet to be revealed. Probably still in the design stage.
