Revived from the recession. Received FAA approval for construction, it is pretty much almost approved and also received a redesign. The tower is staring its sales and marketing.

Paraiso Bay, the recently renamed twin 55-story tower project formerly known as Element, has been given the go ahead from a Miami review board. Developer Related Group is moving to begin sales and marketing.

The City of Miami Urban Design Review Board last week recommended that Planning and Zoning director Francisco Garcia approve the project. The board requested that Related work with city staff to develop residential liner units in order to give the project a residential feeling from the street. The Board also asked for the western facade to be articulated to mitigate the impact to the abutting neighborhood.

While projects of this size generally do not require approval from the full City Commission, Related will need consent from the commission to close 31st street. Related Chairman Jorge Perez, who had commissioners eating out of his hand at a recent meeting, has apparently given the go ahead to begin sales and marketing for the project, anticipating an easy approval.

Related launches One Paraiso unit sales

Related Group is now marketing units at its One Paraiso condo tower in Miami’s Edgewater neighborhood.
One Paraiso is the second project planned for the Paraiso Bay site at 600 Northeast 31st Street. The 53-story, 276-unit tower was designed by Arquitectonica. Units are priced between $600 and $700 per square foot.
Related expects to start construction in November, with hopes of completing the tower in 2017. The company recently announced its collaboration with prominent restaurateur Michael Schwartz on a restaurant and luxury beach club at Paraiso Bay.

The developer could build as many as six towers at Paraiso Bay, according to exMiami. Revised plans include a hotel and project called Paraiso Bayviews.

Third Paraiso Tower & Counting Makes It A Megaproject

Related's Paraiso Bay is becoming a totally massive megaproject about the size of the bay itself, with the launch of a third tower called One Paraiso next to the first two as well as word of future plans of more towers further inland. ExMiami leaked the renderings/masterplan. Related already has the real estate to go absolutely wild, having acquired blocks of land stretching from the bayfront until practically Biscayne Boulevard.

One Paraiso, which will be directly to the north and next to the waterfront park that Related is constructing, will be at a premium compared to the other two, with architecture by Arquitectonica, interiors by Piero Lissoni and landscaping by Enzo Enea. It will be 53 stories. Further inland, according to master plans procured by exMiami, two more towers are planned, with one of them being a hotel.

Only three so far have been announced. More to come. This is a mini-mega development in a sense.

The title change should occur when all towers are revealed. For now though, the title is somewhat misleading just as an update as this project went from two towers, to three, and now three more will be added. Once we get all of the specs, it will be easier to get an idea of the scope. Project is still in development.

If we look at the master site, we can see the location for the six towers along with green space.

Note: 4th tower released for the complex. This time its a 44 story tower called "Paraiso Bayview". So far, this is what where dealing with: Highlighted in purple.. The thread title reflects the original project. Once all the towers are announced, a title change could occur I feel for accuracy.

Sales are now underway for Paraiso Bayviews, the fourth and newest tower at the Paraiso Bay megaproject.
Related Group is teaming up with interior designer Karim Rashid and Arquitectonica on the latest tower. Rashid and Arquitectonica also collaborated with Related at the successful (and sold out) myBrickell.
Paraiso Bayviews will include 396-units in a 44-story tower. Prices will range from the $300s to the $800s
The Paraiso Bay compound will include 1,362-unit, spread over four towers:
• Paraiso Bay I – 345 units
• Paraiso Bay II – 345 units
• One Paraiso – 276 units
• Paraiso Bayviews – 396 units
Construction on Paraiso Bayviews and One Paraiso are expected to begin in November, while the first two Paraiso Bay towers will start work this summer.

Note: Possibility of more towers. Up to six. Even though for now its saids 4 towers, the developers intend 6 or so.

One Paraiso, planned for 3131 NE Seventh Ave. The project calls for 276 residential units and is part of an overall project that could include four or more towers. The 53-story tower, designed by Arquitectonica, is marked by large spheres or half-circles. One Paraiso is part of the Paraiso Bay project, which is to include a waterfront park. The site plan shows how Paraiso Bay extends the baywalk in that area along Biscayne Bay.

Related Doing Big 'Beach Club' At Paraiso Bay Park

Related has announced a beach club on the site of the bayfront public park planned at their Paraiso Bay megaproject. The beach club, which will feature a restaurant by big time chef Michael Schwartz, will be a shared amenity between the four towers, including the two latest to be announced with celebrity interior designers: Karim Rashid's Paraiso Bayviews and Piero Lissoni's One Paraiso.

According to Carlos Rosso, President of Related, it will be "an exclusive beach club for [Paraiso] Bayviews, One Paraiso, and Paraiso Bay"... "on the bay with a couple of boat slips." Renderings show a two-story club with large terraces, a pool, a marina, and what looks like a large lawn. As for park land, there will be the bay walk, the rest of the Paraiso Bay Park (possibly 30,000 square feet?) , and land in front of the Paraiso Bay and Paraiso Bayview lobbies (20,000?).

As of now we have four towers. The other two, for a total of six, have yet to be revealed. Probably still in the design stage.

Site Work Begins At Paraiso Bay

Site work is underway at Related Group’s Paraiso Bay, set to become one of the largest multifamily projects in Miami’s history.

Up to 1,362 units spread over four condo towers are planned.

The massive project has generated controversy over a land swap deal and a shrinking public park. The towers’ architecture and view-blocking profiles have also drawn critics.
