Now this last rendering is pretty interesting as it shows a new perspective looking South down Broadway at the 30 Floor Tower. Really shows the scale that it will be viewed from when on the street at Broadway and Walnut.



Based on how things are doing elsewhere in the Midwest, if this Phase of Ballpark Village does well, which all signs point to it being pretty good, it could spur more downtown STL construction and push to a full build out of Ballpark Village by 2026. The area around the stadium will also become hotter real estate on non-game days and create a entirely new neighborhood that is alive year round.
Could be way before 2026. Depending on how fast apartments are leased, we could see construction of hi-rises on phase III before phase II is even finished. I believe that is what happen in KC, after One Light was built. Cordish is definitely in the money making business, if the market and INCENTIVES are there, we will see construction of phase III pretty quick.

In regards to this project, I made a map in y story on Building St. Louis about the lay out of the development. It will activate the streetscape from 28th and Locust to Beaumont and Locust.

This is going to make a huge visual impact to this intersection. It will also help connect downtown west and midtown alley/Wells Fargo. Love the design for the hotel and retail/garage and restoring those other building that have been sitting vacant for decades is icing on the cake.

Didn't see this coming, so this is a great Friday surprise!

Mixed Use Project Moves Forward in Grove

Progress on The Euclid in St. Louis Central West End.

I honestly struggled with this building's original design. The original design had a brownish exterior which is very typical in St. Louis.

This black-grayish exterior looks great. A good, but not overwhelming, contrast against the other structures along this street.

It's actually shaping up to be a "chic-ish"-looking building.

A Montana-based as well as St. Louis-based developers are combining for a plan to build a 200-room hotel in downtown Clayton.

The hotel will be near the MetroLink and MetroBus Transit Centers.

No word on the hotel brand nor the final design.

Developer has deal to build hotel on former Clayton Police Station site

Residential Conversion Coming to Laclede’s Landing

A St. Louis developer is moving ahead with plans to convert the former Metro headquarters at 701 N. 1st Street in Laclede’s Landing into mixed use residential. Advantes Development closed on the historic seven story Christian Peper building in August and has spent the last eight months preparing for the project. They filed an initial $3.5 million building permit this week.

Operating under the name Peper Lofts LLC, the developer plans for between between 49 and 51 residential units on the upper floors. The lower levels will include office and retail space. Their hope is to have units available beginning summer 2018. An earlier plan had included 26 residential units plus office space. Current plans have grown that residential component. Metro vacated the 106,000 square foot building in 2015. Advantes was awarded $5 million in New Market Tax Credits earlier this year.

lol I was thinking the same thing. Also, I wish they could find room in the budget for better siding. Obviously wood siding is out for new construction, but there is some faux wood siding that looks much better than the vinyl crap.

Well in its' defense we don't know what siding material is planned, it could end up being fiber cement which looks quite nice.
