40-50 stories could be around 6-800 i would say. as good as it looks im gonna be a cynic here and say that the residential part looks too much like the first one and it is also alot more blue. i guess they have to match, but it seems like everything is blue these days, what about and yellow one? wouldnt that be a contrast!

Philadelphia is certainly on a roll. I hope the tower on Walnut is at least 700 feet.

This tower is really cool. I cannot believe how much development is going on in Center City.

Is anyone else at least partially disappointed that they are leaving that triangular portion between chestnut and walnut, and the development's edge to Schuykill ave, undeveloped and uncovered? I am assuming that they do not have the air rights to the tracks, but as an overall mission to "connect" west Philly to Center City, not developing a fairly large section of property directly bordering the bridges/water will still leave quite a large divide to conquer.

For example, on chestnut street, on the south Side of the street, from the projects eastern edge, down the street to the water, over the chestnut st. bridge, and to about 23rd/24th streeteon the center city side (where the buildings begin to interact at street level), will be close to a quarter mile of walking without anything. that's quite a chasm still.

I count 45 floors in the Walnut street tower. Figure in double hight for the lobby and the mechanical floors on top... and my estimate is 635 to 650ft. The PDF states that the walnut street tower will have a combined 625,000 sqft of office and condo space, plus the 225 room hotel. This is a major tower.

I love the design of the Walnut st. tower (it harkens to Pelli's Torre Crystal going up in Madrid), and can even stomach the Cira 1 cloning of the chestnut street tower, but I would prefer if the roof slope went away from the Postal building. As it is, both Cira 1 and Cira 2 will have north slopes. I think that will look somewhat redundant. They should slope away from each other.

It does bug be that the parking garage is so prominant. But it seems to be clad in a matching glass which could make it look more like a low-rise office block. I also noticed that the roof seems to be landscaped. Green roof or park space? If park space, would be nice if it was open to the public.

The open rail yards are problematic. However, they do allow for the possibility of future development on the site, and/or a new public park.

The World Cafe is definitely west of this, anyway I'm sure they wouldn't mess with xpn and their brand new building. This project with give new street life to the area. I remember walking around after i went to a concert and that immediate area was desolate.

Remember the Mandeville Place proposal? The Cira South proposal is going to be right across the river from where Mandeville was going to be built. I like Cira South a lot better than Mandeville for several reasons. One, it's taller. Two, it's truly mixed use. Three, it's rental instead of condo. Four, I own a few shares of BDN.

I would be willing to rent at Cira South, but would not have been able to afford a condo at Mandeville.

May be but I'll bet you this gets done WAY before MSG redevelopment is in full bore construction.

The parking garage will be built by 2010. The two towers are scheduled to be complete in 2012. With UPenn expanding and the tight office space situation in both UC and CC, I don't see why they wouldn't be trying to build this as fast as possible.

This is a 5 year project with the big tower not until 2012 I believe. Don't expect anything any time soon
