The 159-room Hyatt House hotel on the southwest corner of 300 West and 100 South is officially open. The adjacent 175 room, Courtyard by Marriott on 100 South is framed out and should be completed sometime this spring. The both hotels have zero-setback from the street and the Hyatt House has ground-floor retail fronting 100 South and a portion of 300 West. The hotels replace what was previously a vacant lot used for event-parking for the Energy Solutions Arena and a warehouse.

...“Salt Lake is coming of age where people appreciate a walkable urban community,” said Harries.

That belief is apparent in Harries new development with business partner Pat Reedy, Three and Three UnCommons. The project, at the intersection of 300 South and 300 East, utilizes its proximity to alternative forms of transit to encourage patron’s to leave their cars at home...

...Three and Three Uncommons will have no dedicated parking. While there is some off-street parking in the vicinity, the developers have added elements to the project that take advantage of the adjacent protected bike lanes along 300 South. Harries and Reedy paid to have a GREENbike station (Salt Lake’s bike-sharing program) directly in front of the restaurant. Bike racks will also be installed for employee and patron use.

Three and Three Uncommons also benefits from its relative short distance from TRAX. The development is a block away from the Library TRAX station and three blocks from the Gallivan TRAX station.

The project will consist of three different spaces, a restaurant, private club and a food hall...

Glass walls will extend from the floor to the ceiling, offering visitors breathtaking views of the Wasatch Front while they wait at their gates, Williams said.

"There was a lot of feedback that we should incorporate as much light as possible, so we have a lot of glass and a lot of views of the outdoors," he said. "Utah’s a beautiful place, and you want
to be able to see it."

Airport officials said the new facility will create a sense of place while incorporating additional sustainable practices, products and technology...

Agreement reached for $18M fairpark stadium

...Real Salt Lake owner Dell Loy Hansen agreed to pay the entire cost of construction.

The deal would be contingent on the state extending the Utah State Fairpark's lease on the fairgrounds, which expires in 2017, for an additional 40 years. If approved, the stadium would open next year.

"I'm a huge supporter of the state fair. It seems foolish to lose such a valuable resource because of a lack of year-round activity," Hansen said, adding that the stadium would be a "catalyst" for different parts of the fair to grow throughout the year.

Hansen said the stadium would offer tickets at lower prices and open up opportunities for members of Salt Lake City's west side to attend games. Attendance at Rio Tinto Stadium is only 12 percent Hispanic, but the new stadium would tailor more to that audience, he said.

"We'll fill an 8,000-seat stadium after two to three years," he said. "I have zero doubt of that."

The project includes additional improvements to the Fairpark, including a new entrance on North Temple, improved parking, signs and landscaping, bringing the estimated cost of construction to $23 million.

Real Salt Lake's minor league affiliate team, the Monarchs, would operate and maintain the stadium. In addition to Monarch games, the stadium would host events such as concerts, professional women's soccer, men's lacrosse and rugby, and community adult soccer games.

The Utah State Fair would have use of the facility for a three-week period before, during and after the fair...

Construction has begun on the Liberty Crest Apartments at 150 South and 200 East in downtown Salt Lake City. The seven-story apartment building will consist of five floors of residential above three levels of parking.

The project includes 177 residential-units and 234 parking stalls. There will be around 20 penthouses on the seventh-floor and five ground-level townhomes fronting 200 East. The rest of the available units will be one and two-bedrooms. All residential units will be market-rate.

“It is going to be more modern, more sophisticated to fit into that area of downtown,” said Scott Safford of Cowboy Partners, the developers behind the project...

...The rendering shows large floor-to-ceiling windows on the ground and penthouse floors. Liberty Crest has minimal setback and the open feel created by the large windows will help the project engage the street-level.

Amenities include: a lobby with a mezzanine, fitness room, internet cafe with both indoor and outdoor seating areas and a rooftop terrace for events and socializing.

While there is no ground-floor retail, the project will have street-level energy through the ground-level townhomes and the outdoor cafe-style seating of the proposed internet cafe. The project’s proximity to various amenities will enhance the walkability of the area. Liberty Crest shares the block with popular establishments, Bar-X, Beer Bar, Johnny’s On Second and Cafe Shambala. Temple Har Shalom (the name translates into English as “Mountain of Peace”) is the newest link in the chain of Park City’s houses of worship, contributing to the diversity of the area’s religious communities.

After meeting and worshiping for several years in a small rented venue in the Prospector neighborhood, the members realized a new facility was needed. “We gathered together some key people in the community to make it happen,” says Josh Aaronson, the rabbi at Temple Har Shalom. “The project was led by Scott Adelman, Neil Breton and Adam Bronfman, but many people had the vision to make it possible.”

The prominent European architect Alfred Jacoby accepted his first assignment to design a synagogue in the United States. An article published by The International Survey of Jewish Monuments [ISJM] describes the resultant structure: “At Park City he [Jacoby] opens up the building to the landscape with large floor-to-ceiling windows which reveal big vistas from two floors. The sanctuary, however, remains a more sheltered space, its large east wall windows filled with stained glass designed by Jun Kaneko of Omaha, Nebraska. Overhead a wood ceiling, something like a stretched out sine wave, undulates upward to its high point above the Ark.” Aspects of the temple include a large social area with an outside deck, seven classrooms, a welcoming foyer banked by administrative offices, and a café...

Exterior work on the Wilmington Gardens development is mostly completed. The 212 residential unit, mixed-use project includes two-story modern town-homes that face Hidden Hollow and two mixed-use buildings at two-stories and seven-stories respectively.

The large mixed-use development will provide a public plaza that also serves as another entry point to Hidden Hollow and Sugar House park, via the Sugar House Draw.

The project’s residential component will be a mix of townhomes, student housing and affordable and market rate rental units. The main building will also have administrative and academic space for Westminster College.

SALT LAKE CITY, ...Overstock continues construction on its new corporate campus, referred to as the "Peace Coliseum," which is anticipated to open during the summer of 2016. Overstock officials have said that from the ground level, the building will look like a corporate glass-and-concrete version of the Roman Coliseum, but from the air, the three-story building will appear as a peace sign...

...The 231,000-square-foot office building will be located in the View 72 Corporate Center on 19 acres of land at 7295 S. Bingham Jct. Blvd. (approximately 930 W.) in Midvale, Utah. In addition to the central office building, the campus will include an amenities building, park-like open green space and a parking structure. The estimated project cost is nearly $100 million.

The campus will host several on-site amenities such as a cafe, fitness center, health clinic and daycare. Overstock is also considering an on-campus greenhouse to provide fresh, organic produce to be served at the cafe.

"It's exciting to be at a point where we can build the Peace Coliseum to unite our employees," added Overstock President Stormy Simon. "It will be the coolest place to work ever."

The developer is Gardner Company, the contractor is Okland Construction and the architect is EDA Architects Inc.

Byrne added, "The building will include contemporary design and will be constructed to the U.S. Green Building Council's LEED Silver certification with the possibility of Gold. The building's state-of-the-art heating/cooling system will utilize heat from the data center to heat the building in the winter and is one of the most energy-efficient systems for providing cooling in the summer. Because the building is adjacent to a Utah Transit Authority TRAX light rail and bus station, it will be exceedingly convenient for employees to take public transportation."

What they are accomplishing, with such speed is quite remarkable, especially since both construction crews of the Tower and EPAC have to work around and with each other. No word on
when the Tower will be completed.

SALT LAKE CITY – A grand opening was held recently for a ballet center in Salt Lake City that sits right next to the Capitol Theatre.

The Jessie Eccles Quinney Ballet Center is a 55,000-square foot building, and the new state of the art facility features five studios, a rooftop reception area and an expanded lobby that connects to the Capitol Theatre.

The new center is a permanent home for Ballet West, considered one of the world's premiere ballet companies. Those involved with the project, the dancers in particular, said the new center will shape ballet and the arts in Salt Lake City for generations to come.

“This is where people train to become ballet dancers, and they can walk right through the lobby and into the theater and see, and correlate, wait, ‘That building is where they learned how to do it, and that’s where they go and do it,’” said Christopher Ruud, Principal Dancer for Ballet West. “I think it’s just going to welcome legions of young dancers into our halls and into our studios.”

The ballet center has been 14 years in the making, and the $33 million price tag was met through a combination of private and public funds.

I visited a few months ago if you don't remember me posting about it, and I think Salt Lake is a cool place. Smaller than Denver but not without it's own character.
I guess when you think about it, there are actually some huge projects on the boards right now that are more than just proposals, but are an ongoing reality. For me without question, the Airport overhaul is huge and game changing in every aspect. The designs are beautiful and uniquely centric to Salt Lake City and it's incredible setting. Salt Lake's airport is so close to downtown, you could say it's adjacent. It's definitely a world class project.

Second, the 111 S. Main project isn't really just that. It's a superbly planned combination of three major projects, that make it far and away one of the coolest right now. You have the 111 project, with the connected, simultaneous construction of a top notch, world class performing arts center, and the reemergence of a large vibrant new section of Regent St. IMO, this makes it one of the nations largest and coolest downtown projects under construction right now. Since it is very large, I would assume that portions of the grand plan are still being tweaked/planned, such as Regent St., even though major portions are currently under construction.

By purely a planning ranking, the huge proposals now being fielded and worked out by all sides of the issue regarding the Interconnect of Salt Lake's urban ski resorts is mega huge. What was encouraging about Mayor McAdams presentation on the matter, was that opposing sides are building a strong consensus of reality and moving forward. The ultimate consensus plans would seem to be so major, they would throw Salt Lake City into it's own stratosphere of ski and tourist destinations. Then again, the reality of what is now taking place for the urban ski area of Park City, will set Salt Lake City apart, even without the progression of the Interconnect.

The Lassonde Center is a reality, and by all indications from international weigh ins, it will be a major game changer for the entire region. Not only is it's purpose world class, but it's design is another major feather in Salt Lake's growing port folio of extraordinary contemporary design.

The Convention Center Hotel is a reality, and it's game changing importance for Salt Lake's competitive positioning is without question. We're just all thinking though, that the visual design is just going to be another cookie cutter copy of other CCH projects. Hopefully, we'll all be blindsided in a positive way.

I guess, by a standard of specifically downtown "planning or proposed", the AIR Center would have to rank right up there. Like SLC Projects said, it kind of depends on what the final reality is. Though, even if Ken scaled back his plans to reflect his previous second round of proposals, the AIR Center would still be a major game changer.

Just read this post below from over on the EPAC Thread. Some pretty cool details included by Twothirty8's post. I'm getting pretty excited to see the upcoming pics of the new section of Regent. I love the CCC portion of Regent St., so was pretty happy to here that the new portion will be a seamless type connection of high quality materials and feel. Thanks Twothirty8, and a big welcome to UrbanDesign.

-Parts of the foundation have 5’ of concrete, so that the audience won’t be able to feel Trax pass by.

What they are accomplishing, with such speed is quite remarkable, especially since both construction crews of the Tower and EPAC have to work around and with each other. No word on when the Tower will be completed.

Get ready for the Lassonde Studios. Opening in fall 2016, the facility will merge 400 unique residences with a 20,000-square-foot “garage” for all students to attend events, build prototypes, enter competitions, launch their futures — or just hang out. The facility will be the hub for innovators, "makers" and entrepreneurs

In conjunction with the groundbreaking, the Lassonde Entrepreneur Institute released new details about the building, including living options (modular pod, loft and traditional), elaborate architectural renderings and amenities in the garage. The Lassonde Studios is designed to be as innovative as the students and activities that will be inside.



The Lassonde Entrepreneur Institute is working with an internationally recognized architectural and design team to create a space that will define a new type of university environment and inspire entrepreneurs for decades to come. Partner companies include EDA Architects (Salt Lake City), Cannon Design (global) and ARUP (global). Gramoll Construction (Salt Lake City) is the general contractor.



The heart of the Lassonde Studios will be the garage on the first floor. It will be a mostly open space with moveable furniture to accommodate a wide range of activities. It will feature co-working space, private offices for startups, a cafe, lounge space and a prototyping area with 3-D printers, sewing machines, hand tools, laser cutter and more.



Any student at the University of Utah will be welcome to use the garage. It will function like a student union for entrepreneurs and innovators. The four floors above the garage will provide three types of housing as well as additional co-working, study and maker space. The living options include:



- Moveable living pods: Designers invented this type of housing exclusively for the Lassonde Studios. The pods will be 7-by-7 foot, private living areas with beds, shelving and storage. The pods will be moveable within a larger, multi-use suite. Each suite will contain bathrooms, a kitchen and community maker space.



- Loft rooms: Groups of students will be able to live together in a large, open space where they share creative space and a kitchen. These rooms will provide students with an urban lifestyle in the middle of campus.



- Single and double rooms: Students can choose standard rooms for individuals or to share with one other person. Groups of these single and double rooms will share creative space and kitchens.

That ballet center looks edgy or whatever effectively very classy. "J'avoue" as kids are constantly saying over here, like some naive temporary slang tic.

But that ballet center is a super cool piece for real.

The University Mall opened in March of 1973. It is an award-winning regional shopping center with 1.3 million square-feet. The mall is located at one of the busiest intersections in Utah

from Utah Valley University and Brigham Young University. Combined, these two schools boast enrollment of over 60,000 students.

Ninety-eight feet high, the Utah Community Credit Union building headquarters will have reflective glass on the exterior so passersby can see the expansive view that is seen of the valley below. Here is another project going through the conceptual process in Lehi a little further east of the Oracle building at 1200 W. There are two 32,000 sq. ft. buildings proposed, the building materials are glass, concrete and rock.

There was a submittal on another large 125k - 150k sq. ft. building that was submitted directly across the street to the south east of the Megaplex. This building has a more modern design with the use of a lot of glass. It is another 5 story building since Thanksgiving Point has a height limit. There are 3 other buildings of similar size proposed in the area with some possible retail buildings. There are some retail buildings that are part of the Lehi Point project phase 1 going through the approval process located just east across the street from the UCCU building under construction. Also all I can say is there are more buildings in the Thanksgiving Point area planned that haven't yet been submitted so I can't say anything yet. I will post more as it comes available. I could go on and on about more projects, so let me know if it is overkill or if you would like to see and hear more!

Also, there may be another development coming very soon to the FrontRunner area. On my morning commute I happened to see a 'for sale' sign on this building:


...which, as you can see, is across the street from Startup Crossing. There is a house in between, and the building is actually closer to the Amtrak station than the FrontRunner station, but the sign does say it is being sold 'for development.' I think that it is an old warehouse (railcars used to load at the big door), and I doubt it has much potential to be remodled into any sort of commercial development. So... it's days are probably numbered.
