New renderings have been published alongside a final design review application for 1752 Shattuck Avenue in North Berkeley, Alameda County. The seven-story residential infill is poised to replace a vacant single-story vehicle service building with 68 homes and retail. Panoramic Interests is the project developer.

The 79-foot tall structure will yield around 51,160 square feet with 45,410 square feet for housing, 1,210 square feet for retail, and 4,030 square feet for the ground-level garage. Unit sizes will vary, with 11 studios, 29 two-bedrooms, and 28 three-bedrooms. Parking will be included for six cars and 33 bicycles. Of the 68 units, seven will be designated as affordable to very low-income households.

The new design by Trachtenberg Architects integrates more colors into the facade. The exterior is articulated to look like three skinnier infills, clad with white stucco, grey stucco, and parklex wood panels. The ground level will be wrapped with floor-to-ceiling windows and cast-in-place concrete.

The Garden Route is the landscape architect. The firm will oversee two new street trees along Francisco Street, a narrow gravel path to a rear yard with planters, and a rooftop deck. The amenity terrace will have outdoor seating, tables, and couches.

The property is located along a retail-rich Shattuck Avenue between Francisco Street and Delaware Street. Trachtenberg’s 28-story design for 1974 Shattuck Avenue, Berkeley’s potential tallest new building, is just four blocks away. Downtown Berkeley BART is six blocks away.

New renderings have been revealed for the eight-story residential infill at 2660-2680 Bancroft Way in Southside, Berkeley. The project will replace a surface parking lot across from the UC Berkeley campus and convert the Bancroft Hotel to create 115 units. Daryl Ross, the owner of Bancroft Hotel, is the project sponsor.

The 83-foot tall plan for 2660 Bancroft Way will yield around 32,600 square feet, with 2,730 square feet of open space for residents. All 78 units will be studio apartments. Eight will be designated as affordable to very low-income households earning less than half of the Area’s Median Income. Parking will be included for 36 bicycles and no cars.

For 2680 Bancroft Way, the four-story hotel will be renovated with minor adjustments to the facade. The 37-unit building will include 22 group living accommodation units, seven studios, and eight one-bedrooms. Parking will be included for 18 bicycles.

Studio KDA is the project architect. Renovations for Bancroft Hotel will be minimal, including cleaning of the stucco facade, removal of a door along the west elevation, and rebuilding of the chimney frame. The eight-story apartment building at 2660 Bancroft Way will be clad with ceramic wood-look panels, white tiles, and blue stucco.

Groundworks Office will oversee civil engineering and landscape architecture. The ground level of 2660 Bancroft will include a covered plaza with planters and pavers outside the main lobby. Three first-floor units will have doors opening up to a private yard. Shared open space can be found connected to the second floor amenity deck and rooftop balcony with views across the Berkeley campus.

The project is right across from the UC Berkeley Campus School of Law, the Anthropology Department, and two blocks from Memorial Stadium. Telegraph Avenue is two blocks away. The property owner is also the founder of the adjacent 34-year-old Caffè Strada.

NX Ventures has submitted plans for a new 14-story infill at 2109 Milvia Street in Downtown Berkeley, Alameda County. The proposal would replace a surface parking lot with 105 new homes one block from the Berkeley BART Station. Trachtenberg Architects is responsible for the design.

The 150-foot tall structure will yield around 63,510 square feet, with 62,700 square feet for housing and 830 square feet for retail. All 105 units will be studios. Parking will be included for 42 bicycles. Amenities will be in two clubrooms connected to the second-floor podium terrace, and a rooftop deck. The exterior will be covered with insulated metal panels and floor-to-ceiling windows. A full-height wall along the north elevation will be made available for a public art mural to be painted by an artist. Illustrations show a placeholder design.

Of the 105 homes, eleven are designated as affordable to very low-income households. The affordable housing allows NX Ventures to use the State Density Bonus program to apply for concessions that increase residential capacity. The concessions applied include a reduction in open space, the courtyard, and parking requirements.

Construction is moving forward on Gateway, the future home for UC Berkeley’s first new college in over half a century. The College of Computing, Data Science, and Society, or CDSS, will occupy the new structure on the northwest edge of the parcel. Gensler and Weiss/Manfredi are jointly responsible for the design.

The project was designed by New York-based Weiss/Manfredi, with Gensler acting as the executive architect. Illustrations show the S-shaped structure lives up to its name, with two ground-level access points bridged together on higher floors above a pathway that connects the Northside neighborhood with the campus. The predominately glass-skinned structure conforms to the sweeping central, bringing natural light into the large atrium and gathering spaces.

WM describes the future structure as “ both a physical Gateway: the focal point at the north edge of campus to welcome community, and an intellectual Gateway: the expansive connector between diverse voices, perspectives, and disciplines.” The 367,000-square-foot facility will have a capacity for 1,325 facility, students, researchers, and staff. The school says the project will be a model for novel and flexible approaches to education, working, and socializing. The building’s interior landscape is designed to encourage interacting and exploring.

UC Regents officially created the new college with a vote on May 18th this year. Before that, CDSS was initially launched in 2019 as a division, sharing the Department of Electrical Engineering and Computer Sciences with the College of Engineering and D-Lab with the Social Sciences Division. By establishing independence, CDSS will be more effective in creating new programs and partnerships, establishing institutional knowledge, and promoting community among faculty, students, and alumni.

Construction is estimated to cost around $550 million, with the facilities opening in time for the 2025-2026 academic year. Demolition has already taken place for the Brutalist-designed Tolman Hall by Gardner Dailey between 2018 and 2019. Recent site images show excavation is underway, with foundation work to follow.

Interestingly, despite decreases for demand in Class A office space, office and R&D space for life sciences continues to push forward. Just wish these campuses were less sprawly and more TOD oriented. I wonder if it'd be worth adding a Capitol Corridor infill station here and rezone or upzone this area for TOD.

BERKELEY — A real estate alliance has bought more than a dozen parcels on a choice Berkeley site where the group is planning to develop a vast innovation and life sciences campus, public records show.

The development firms paid nearly $49 million for 16 parcels in western Berkeley that allowed them to assemble a big site bounded by Eastshore Highway, Gilman Street, Third Street and Page Street, according to documents filed on July 31 at the Alameda County Recorder’s Office.

IQHQ, a big real estate developer, teamed up with Spur Capital Partners to buy the parcels in western Berkeley, the county records show. The buyers acted through affiliates.

The development will replace sites that include the former operations of Pacific Steel Castings Steel Mill and Berkeley Forge & Tool.



“This is a significant and positive development for our community that pays tribute to the important history of this steel mill site while paving the way for a brighter future for the West Berkeley community,” Berkeley Mayor Jesse Arreguin said.

Gilman Gateway is the anticipated name of the project. The development would total about 900,000 square feet if it is fully built out.

“The project provides an opportunity to build on the history of research, development and manufacturing in West Berkeley and will bring the next era of innovation in life sciences to Berkeley,” the developers stated in their application to the city.

Berkeley is starting the environmental review process for the Hub, a 26-story residential tower at 2128 Oxford Street in Downtown Berkeley, Alameda County. The proposal is one of the tallest in the city’s development pipeline, with 485 student-oriented rental units overlooking the western edge of UC Berkeley’s campus. Core Spaces is the project developer.

The 284-foot tall structure will yield 693,520 square feet, with 555,360 square feet for housing, 13,480 square feet for retail, 25,140 square feet of amenity space, and 8,460 square feet for the 45-car garage. Additional parking will be provided for 306 bicycles. Of the 485 apartments, there will be 72 studios, 50 two-bedrooms, 33 three-bedrooms, 247 four-bedrooms, and 83 five-bedrooms.

DLR Group is the project architect. The five-story podium will be wrapped with terracotta to match the historic buildings across Downtown Berkeley. The remaining tower will be wrapped in plaster. The architecture firm writes that the tower “pays homage to its context through materiality and detail, while embracing the history and soul of cultural revolution. The design presents a duality that reflects a stoic and sophisticated outside and a rebellious and vibrant inside.”

Chicago-based Site Design Group is the landscape architect. The streetscape will remain the same, with a line of trees shading the sidewalk outside the shops and lobby. Two small amenity decks on the second floor will provide a light well for residents above. Seating and pavers will improve two amenity decks on the eighth floor. The crowning rooftop deck will be furnished with a hot top deck, fireplace, lawn, and outdoor seating for the restaurant.

The 0.82-acre parcel is located along Oxford Street, Center Street, on a property bound by Shattuck Avenue and Allston Way. The 1904-built two-story commercial structure at 2132-54 Center Street is considered a candidate for historic landmark status, highlighted as eligible for the National Register in 1978 and a contributor to the Shattuck Avenue Downtown Historic District in 2015.

Demolition for the existing two-story commercial structure with 16 rent-controlled studios, equivalent to extremely low and very low-income housing, will be required. Ahead of demolition, Core Spaces is expected to provide relocation assistance for shops and residents. Once the Hub opens, Core will provide the right to return to existing residents and shops.

The project application uses Senate Bill 330 and the State Density Bonus Program. The team will receive a streamlined CEQA process for an infill project according to CEQA guidelines. The plans will still be thoroughly studied. The expected environmental impacts of the project include cultural resources, soil, hazardous materials, public services, and tribal cultural resources.

The 95-foot-tall structure will yield around 195,080 square feet, with 143,090 square feet for housing, 5,700 square feet for the nine-car garage, and 4,000 square feet for retail. Apartment sizes will vary, with three live-work units, 105 studios, and 96 two-bedrooms. Of the 201 apartments, 13 will be designated as affordable to very low-income households.

Kava Massih Architects is responsible for the design. The podium-style apartment block will center around a full-height diagrid feature along the Addison Street facade. The structure extends from the ground to the rooftop, where it culminates as a trellis for the amenity deck.

Demolition will be required for the two-story commercial building. The site is across from where NX Ventures is planning 2109 Milvia Street, and one block from the construction site at 2000 Shattuck Avenue by Read Investments.

The 0.77-acre parcel is located at the corner of Milvia Street and Addison Street, close to the Martin Luther King Jr. Civic Center Park. Residents will be a block from the Downtown Berkeley BART Station. SRM Associates, an address linked to Marina Village Yacht Harbor, is the property owner.

Preliminary plans have been filed for a new 12-story residential infill at 2530 Bancroft Way in Southside, Berkeley. The project will create over a hundred homes and retail directly across from the UC Berkeley campus. The Miottel Corporation, a trust connected to Berkeley-based W. John Miottel, is listed as the current property owner.

The preliminary application describes the proposed infill building as a “12-story mixed-use housing development with 110 dwelling units over ground-level commercial…” The developer aims to use to State Density Bonus program to increase residential density above base zoning. A certain percentage of the 110 units will be affordable housing.

Trachtenberg Architects is listed as responsible for the design, though any renderings or elevations have yet to be published.

The Bancroft Clothing Company currently occupies the site. Residents will be across from the UC Campus between Telegraph Avenue and Bowditch Street. The property is located next to the recently completed 318-unit infill by Landmark Properties named The Standard at Berkeley. At the northeast corner of the lot is 2590 Bancroft Way, an eight-story infill designed by Trachtenberg for Core Spaces that aims to open 87 units next year.

The estimated cost and timeline for construction has yet to be established.
