^ I've often wondered about those two buildings. Purely my opinion, but I doubt this would happen for a very long time, however, given that they're not in bad shape and there are other available lots in downtown and nearby. The Domain and the surrounding area are also options for offices, etc. Bringing down buildings to replace them on that scale probably won't happen for a while...unless someone with huge money and an ego to match it comes through who craves such high profile spots for their tower(s).
Those two buildings have their parking garages occupying roughly half the block on the north side of each block, so I assume it would be possible to tear down the garages and replace them with a tower while leaving the office space intact. I can't remember if they have any underground parking or not, so that might not be possible. The north side of those blocks would be the logical place to have a tower anyway since it would orient them away from the river.

I don't believe they have any underground parking. However, that's not to say that it's impossible in the future...for now, it would certainly be difficult to see those garages going away if there wasn't an alternative.
It's good to see that the top and spire of 360 will still be fairly visible from the south. Also, this just begs the question of what they're going to put in front of Austin Proper on the remaining lot.
Independent does look lonely up there, especially with that gap between there and Third+Shoal/360, etc. But man, at the same time, that density wasn't something we could dream of ten+ years ago.
Thank you drummer! That density in the middle sure will make the surrounding look empty, but I don't really mind it because even a few years ago, the skyline had no density at all. That gap surely is hard to fill, because that is the Shoal Creek underneath it. From the street level tho, it looks pretty nice there.
Haha yeah I know...I tried to look everywhere to look for renders of the Independent shot from the the west side, but they are either bad quality or are from the other side.

You could select the Independent and flip it along its vertical axis.
