Approved Stanley Outline Zoning Plan amended
*******************************************************
The Town Planning Board today (February 23) announced amendments to the approved Stanley Outline Zoning Plan (OZP).

The major amendments include the rezoning of a site comprising the Ma Hang Estate to "Residential (Group A) 3" ("R(A)3") to reflect the nature of the residential development; the rezoning of a site comprising the Stanley Plaza to "Commercial (Group 1)" ("C(1)") to reflect the nature of the commercial development; and the rezoning of a site to the northwest of Murray House to "Government, Institution or Community ("G/IC")" to reflect the intention to provide a Neighborhood Community Centre.

Two sites of the Murray House and the ex-Stanley Police Station are rezoned to "Other Specified Uses" ("OU") annotated "Historical Building Preserved for Cultural, Community and Commercial Uses" to reflect their historical status.

Other amendments to the OZP are technical and minor in nature to reflect the existing land uses.

In connection with the above amendments, the Notes of the OZP have been revised by deleting the set of Notes for "Comprehensive Development Area" zone; and incorporating a set of Notes for "R(A)3" zone and a set of Notes for "OU" annotated "Historical Building Preserved for Cultural, Community and Commercial Uses" zone.

The Notes for the "C(1)" zone have been amended mainly by incorporating the building height restriction for the "C(1)" site at Stanley Plaza into its Remarks.

Moreover, the Notes for the "R(A)1" and "R(A)2" zones have been amended mainly by adding a clause in the Remarks to exempt mobile communication radio base stations smaller than certain specifications from planning permission.

The Notes for "Residential (Group C)" and "OU" annotated "Multi-Storey Public Car Park to Include Bus Terminus" zones have also been amended by specifying that minor relaxation of plot ratio/site coverage/building height restrictions should be based on the stated restrictions in the Notes, not the development intensity of the existing buildings.

The term 'Service Apartment' has been deleted from the Notes of the OZP to avoid ambiguity of the term. The 'Residential Institution' use has been transferred from Column 1 to Column 2 of the Notes for "G/IC" zone to allow the Town Planning Board to maintain planning control and to avoid overtaxing both existing and planned infrastructure capacities.

The draft Plan No. S/H19/6 incorporating the amendments is now available for public inspection at the Secretariat of the Town Planning Board and Hong Kong District Planning Office in North Point Government Offices, 333 Java Road; and the Southern District Office, Ground Floor, Ocean Court, 3 Aberdeen Praya Road.

Any person affected by the amendments may submit a written objection to the Secretary of the Town Planning Board on or before April 23, 2001.

Copies of the draft Plan are available for sale at the Map Publications Centre in Yau Ma Tei and North Point.

very nice photos giggschoi . I am not completely clear on your question but if yyou are asking about how i posted my photos, all I did was go to my album in hyperphotos click on the picture I wanted. I then right clicked to get the url of the image. then I simpily copied and pasted the address on my post with the IMG on eacch side. I hope this is the answer u r looking for

Obviously it would look better if you make it smaller but I thought somebody might want to have a large version and it saves the trouble for willie to help me edit the photos.
