It is supposed to be the same size as Phase I, doubling the size of the overall campus and will employ an additional 5,000 workers.

It's going to be 420,000 square feet which is smaller than the existing 560,000 square feet. I think that's space for about 2500 more workers. ~5500 total, when phase 1 is fully staffed (3000 workers), which it probably still isn't. Additional phases 3-4 would be up to another 4500 workers.

What I'm curious about are any construction plans. I walked by there recently and didn't see any ground prep or anything, so I wonder if they're going to build it ASAP or not. I haven't seen the building layout or its exact location.

If anyone knows about those issues, please share.

It's insane that in all of downtown it's stated that only about 15,000 people live there, but with this one single development, there's the potential for 10,000 workers. I really have to wonder what that will mean for the future of both downtown and of the Riverside area. I mean, that's a huge amount of employees who could potentially live nearby in large residential developments. I would hope so because 10,000 more car trips in the area aren't going to be a good thing.

They desperately need to rebuild the Riverside/35 bridge. Supposedly 35 is back on target for 2025 start date but I'll believe it when I see the contracts go out. 8 billion with no toll money. They have to hope we don't get any recessions until then and see a dip in the oil industry or state sales tax.

Also makes you wonder how bad the 2014 light rail plan would have really been.

Oh, yes, I-35 sucks. We were rear ended Thursday afternoon just south of Riverside. We're ok and the damage wasn't that bad, just some damage to the rubber part of the bumper. It was the typical bumper to bumper slow crawl. I've seen worse in that same spot just this year.

Ugh that sucks. Sorry dude. They were suppose to already be in construction for the riverside section of 35 to get rid of that blind spot and drastically improve frontages, entrances/exits and rebuilding that overpass.

I feel like the new 183 expressway is going to attract a lot of people eastward.

This is probably the same thing as the Waterfront site plan that was posted to AULCC on 08/23. I never got around to posting it, but it shows a new south wing office complex and an extended parking garage. It's 77 pages and very slow loading.

Thanks, this is for what I was looking.

The new building is going to be squeezed in between the Azul (apartment building) and the parking garage.
This is leaving them a lot of known empty lot space still, especially all the area south of Elmont (where all the slabs are.) They're really "packing it in" with the new building instead of creating more open space between buildings.

Based on the site plan, the third Oracle office building will be similar to the first two and jut out directly South of the first two buildings. The parking garage in the rendering would be extended South as well.

The demand for housing in the area is skyrocketing but with our oppressive 1980's land development code we'll likely continue to see city mandated inefficient development deliver little to no attainable housing for those earning under 120% MFI.

There are two new FAA permits for cranes for Phase II - one for the office building and one for the parking garage.

What a waste of land. Aside from taking up space unnecessarily, they would look cooler standing up... like bear claws.

An FAA permit for The Waterfront Phase II says 127 feet.

The garage is listed as 82 feet.

I saw yesterday they made a new rough driveway off Elmont into what'll be the staging area and there are a bunch of new trailers there as well. Thus it seems construction will start relatively soon.

Oracle's stock has been hit again recently due to the inability to meet the demand for cloud computing services - they're losing money by not have sufficient personal.
