That Pawnshop and 7-11 could go away as well. Both 7-11s on S. Lamar are a little sketchy at night, but this one is far worse.

Interesting. It appears Goodwill owns the property. I wonder if Goodwill has a redevelopment strategy for many other locations. They filed a zoning change request for their large parcel at 183 and Metric Blvd for residential mixed use. It seems like that's currently still under review by city Planning/Zoning.

Pretty cool if they're redeveloping their stores with different uses based on location.

Yes, they are. The one north of the river on Lamar is pretty bad too. I got to see a homeless woman pee on the sidewalk when I stopped in around midnight last night.

One idea with those Goodwills is to develop some affordable housing associated with them. It would be pretty cool to have a Goodwill store on the ground floor with affordable apartments above.

1311 Multi-family - this is 1303 through 1311 South Lamar. It's the Austin Automotive Specialists and Genie Car Wash lots next to the Gibson Flats.

Interesting. So it's actually two buildings with a drive between them. Residential on the south side with retail frontage and the northern building is all office with a restaurant frontage.

It will have a big visual impact since it takes up three lots. The office portion looks like a somewhat interesting design. The residential looks like your standard 4-5 story complex. Big upgrade from the old car wash.

Yes, as well as the Austin's garage to the north of the car wash. Interestingly, Austin Garage closed, but both the car wash and Jiffy Lube have "help wanted" signs posted as of yesterday.

Dang, that's my Jiffy Lube, those guys rock. Oh well, good for the S Lamar density and a tight little district in there. I wonder when the AGC building and the bicycle shop behind McDonalds will get the same treatment. Seems prime for a Texas-wrap with the parking garage facing the train tracks and retail/residential facing Lamar.

Awesome. Now if we can get those 7-11 and lamar plaza strip mall redeveloped, it'll be a pretty nice wall effect starting from the Post all the way up past Lamar Union.

That strip mall will soon have a dense apartment/condo development right behind it rising over it. That storage facility to the south and east of it is currently going through permits for a big housing development.

I would riot if Bicycle Sport Shop closed. My former bike shop closed recently, the one I'd been using for 10 years. I don't care for the smaller ones because they tend to not be able to do certain services and usually have a backlog of work because they're smaller/understaffed.

At best, I might get a job at a bike shop. I like to restore old bikes as a hobby, but I'm far from being some kind of master at it. My luck with it so far has been hit and miss.

Tatsuya is not going anywhere. That location is one of their most popular spots. I have not heard a word from my friends that their south location is under consideration for redevelopment.

I would think a corridor like that would welcome local restaurants right next door. Maudie's, ChiLantro, etc. But you never know with these developers throwing money at the owners of these commercial properties.

It's true that they could be approached, and it's quite possible they have. At least as far as I know there is no indication of that. Maybe if the deal is good enough they may, but they would not want to close down for any length of time regardless if they have other locations so the only scenario I could see is if another spot nearby was ready to go.
