Did anyone else in here buy a unit at D Condo? @Cyro, I get the feeling you may have. If anyone on here did, would love to chat with you about your experience via email or something.

Sorry Pegger, I haven't purchased a unit at this location, If I had been looking this would have been one of my choices.

I beleive their's a few other posters that have looked into this location though.

As mentioned in the main Construction thread, their have been some delays with the start of foundation work on this project.

As far as I can ascertain, start of construction is apprx: 2 months behind schedule but on track to start with pre-sales reaching the required threshold to begin.

The addition of 3 additional units have been added to the plan as well as several units being joined to create a larger space for their prospective buyers. Yes, the look of the initial renders may change but as of now 24 Floors will stick. Accel Const. out of TO will do the build.

You may notice some of the similarities in their work to this project on their website.

a bulldozer has cleared all the snow today where the trailer used to sit. Perhaps they've rectified their issues and are getting ready to start?

Can anybody provide any sort of update as to how this project intends to proceed? $10MM over-budget isn't a trivial figure. Last information available was that the project was in a value-engineering stage presumably to bring costs back into line. Surely a purchaser or two has been conveyed some information with respect to construction schedules and intended alterations in the interests of keeping their deposits on ice...

I have seen her present before....she is terrible. I have thought that they definitely could have chosen a more polished representative for their project.

This project should be starting right away. They had to re-apply for a building permit.

great news...this will be by far the nicest residential tower in the city...very excited.

I'm wondering if that original $10MM over budget figure was inclusive of significant cost contingencies. If it's true they pushed aside their local consultants in favour of larger, more experienced ones, it's possible they were able to bring the costs of contingencies into line through better engineering and a reworked schedule that fixed the cost slightly lower, but required 100% bonding. No clue. It seems like $10MM is a huge amount to squeeze out of that kind of budget, but it's really all about somebody taking the deal on a stipulated price basis and bonding the project against significant change orders and cost over-runs. That said, if I was $10MM over-budget and there wasn't yet a pile in the ground, I'd be forecasting greater overages than that and would probably be hesitant to proceed unless VE was incredibly effective in identifying and mitigating certain inefficiencies...
