Construction has been approved for a new location for Seafood Express. Located at the corner of Malpeque Rd and Sherwood Rd in Charlottetown.

Is this going to be across from CAT or across from the new farm equipment place?

I’ll be nice to see that corner mostly full now! Instead of farm fields and vacant lots with piles of fill.

Hampton Inn - Construction Continues

The crane is in place and the rebar is at the ready to continue with the
Hampton Inn at 300 Capital Dr. Also, a company has been approved to build
a gas bar/car wash at the opposite end near the roundabout. That is soon to start.

I caught this apartment complex being built in Stratford on Stratford Rd. With underground parking, it looks like a 40 unit apartment (not sure on the units).

Three construction sites in close proximity to one another. The next one is the fire hall next to Moores Well Drilling. Not sure when that will begin. Loads of construction going on. It`s hard to keep up!

This building, coupled with the pending demolition of the yellow house, will change the look of Pond Street for sure. I'd like to see the city do more to direct traffic in that area, it's more of a parking lot than a street. curbs and sidewalks, perhaps?

Hampton Inn Update

The first floor columns are well underway (total of six floors). It won't be long and the concrete will be done.

Charlottetown hopes rental crunch will end with new developments

One of the newest approved buildings is at 494 Queen Street, next to the Superstore. Tim Banks is developing a 65 to 80 unit 6 storey building that will have mixed one and two-bedroom apartments. One of the new approved buildings will be constructed on the paved area next to the Superstore at 494 Queen Street.

He is also working on another proposal for a higher-end 8 storey building of close to 100 units for the waterfront behind 13 Haviland Street. Banks has presented the plan to the Heritage Board, but still has to submit an official proposal which will have to go through the design review process.

Banks said he hopes to get started soon but he has to get the numbers right. A higher-end building of close to 100 units could be built on the grass-covered area on the waterfront behind 13 Haviland Street.

Charlottetown rental crunch due to:

CBC:

"About 90 per cent of the 1,710 people who immigrated to P.E.I. [in 2017] to the end of August, settled in Charlottetown," the report reads.

Further pressure is being added to the Charlottetown market by seniors looking to downsize and a lack of new supply. Only about 100 apartments were added in Charlottetown in the last year, for a total of 5,138.
820 new apartment/condos are being added this year to help with the crunch.

Pretty soon Charlottetown will be playing with the big boys.

Fredericton should be a CMA by the 2026 census (at the latest). I wonder when Charlottetown will join the club???

For reference, the Freddy CA pop is ~105k. I think that Charlottetown is about 75k or so (but growing rapidly).

Maybe Charlottetown will be a CMA by the mid 2030s.

It's not an inconsequential thing. StatsCan pays much more attention to CMAs than CAs, and a lot of these additional statistics are very important to businesses or retailers looking to expand. It will be a feather in the cap for Charlottetown when (not if) it joins the club..........
