The plaza isn't technically part of the project. It's currently lanes of traffic that connect Harbour St to Lake Shore that are planned to be removed. It's a low volume stretch but, I can't say I'm a fan of the idea of losing this direct connection.

There is some retail at grade. I suspect the higher value retail will be on the Plus 15 level.

Yup most of the res mechanical will be hidden behind an Arch feature. Tougher for the office section. Plus the amount of OA in new office design requires such a large louver. Its a problem we have been running into for a while. If we could get the Louver Manufacturers to work with Arch designers to come up with something more pleasing. I did have one in Whitehorse that we were able to work with the Arch to build the louvers out of a treated wood.

The real scar is the generator exhaust out the side of the building.

The older podium looked nice but it may have created too much of a wall or dead zone. Having smaller podiums allows for more retail and restaurants to to interact with the street seeing as this new design looks to have an added lane way down the centre of the project. Much more of a Jane Jacob's way of designing an urban neighbourhood.

Man, 488 university is really starting to shoot up. (I really don't care for the reclad of the offices though....)

Blue glass engineering. I don't see much in the way of artistic design . The transition between hotel and condos isn't or the balconies. Well, I don't see the artistic side of the balconies placement or the different sizes. Let's see what the engineers have come up for the exposed concrete core.

This isn't a bad thing. They tried to be artistic with Aldritt and it's a complete mess in the last posted renderings.
