The rendering looks to be the original 31-story tower. The new 35-story version may be different.

More like a massive surface-level parking lot.

Not too bad. Could be worse. At least it has somewhat of an artistic crown rather than a flat roofline.

I'd say..."bring it on!!!"

The original plan was 380 feet with 31 floors, but now they're asking for an increase to 35 floors. The roof design is different, though, so it's not as easy as adding 4 more floors to calculate the height, but I'm assuming it'll be around 400 feet or so.

70 Rainey

News is that the 70 Rainey tower will be 35 stories, but how many many feet tall will it be?

Well, as I said, the design is different from the 380 foot 31-story plan they had, but if the design were the same and they added 4 more floors for a total of 35, I'd expect it would be around 421 feet tall.

Apparently you did not make that clear in your previous post.

jboy in the house. More information about the 70 rainey project:

Questions I asked after she emailed:
1. Do you have an idea of what the price range will be and square footage of the units?
2. When is construction expected to begin and when would a deposit would need to be made?
3. What are the monthly dues expected to be for the HOA per square foot?
4. Will there be one bedroom units facing the lake?
5. How many parking spots come with each unit?

Answers:
1. We’re looking at an average price per sq.ft. of $650. 2/2’s will range between 1300 - 1550 sq.ft.
2. Reservations in the Spring - April time frame, breaking ground this fall
3. Not determined yet
4. Yes, unit mix of one’s & two’s on each side of the building
5. 1 per bedroom

Not that I have a dog in the fight because this is way out of my price range, but what are they planning on doing to justify charging $650/sq ft?

$650 sq ft...really, I wonder how many people can afford or would pay $325k for 500 sq feet, $650k for just 1000 sq ft. in that spot so close to noisy I35. If they can sell enough units by April to justify a fall groundbreaking, that would be astonishing and quite revealing on the caliber of the income of people moving here. It would also show again why the divide between the have and have nots continues to grow in Austin, which happens to have the largest divide of all the largest metros in the US per an article in 2/24/15 AAS.

Noise may not be that big of a problem. West End condos pretty much all have to deal with the noise from a 24/7 stream of freight trains, squealing train tracks, and train whistles at unpredictable hours of the day and night. I think it might be a wash in the noise department.

$650 a square foot does seem like a lot of money, especially for east facing units which will basically have a view of the freeway on the lower floors. I don't think anything on that side of downtown sells or resells for anything like $650 a sq. ft. This building's marketing so far seems kind of amateurish to me.

Could you post a link to that article? That's important information.
