Claridge Moon [340 Queen St] | 84.4 m (x2) | 27 fl (x2) | U/C

Located at the northwest corner of Lyon and Albert

Quote:
Claridge is proposing three towers for the lot: a 28 storey condo (twice as tall as the Teron red brick condo already on the Bay street end of the block); a second 28 storey condo tower (taller than the Crowne Plaza, shorter than Place de Ville tower C); and a 22 storey condo tower. The height will be 81m (the current zoning permits 60m); all on a one storey commercial podium.

Photo and description from West Side Action, which also has details on the parking

Finally! That's been the eyesore of Downtown for years!

The design isn't half bad either.

Is that the lot with Barbarella's and The Glue Pot Pub? But where will the MP's go for lunch buffets with naked women? Anyway, nice proposal, should look great in that location and the slenderness of the towers will make the West skyline look less 'blocky'. As long as the towers don't look anything like CP 1 or 2....

They could really use a two or three story podium with some accessible mixed use features. *nudge* *nudge* *wink* *wink*

The Height of these buildings make for a good transition from Place De Ville to the shorter buildings to the west. Looks good!

I think it will cover-up the Crown-Plaza (old Skyline Hotel) from the west...

Those ladies in the second rendering look way too happy.

Exactly what is was thinking. There is quite an art to making completely unrealistic rendering people.

Geez, that is dense!

I do have 2 concerns:
1. Will people living in units facing one of the two other buildings EVER get direct sunlight?
2. Has the developer conducted a wind study to ensure people in the vicinity aren't adversely affected by downdrafts and side winds?

Maybe not, but on the other hand if you need to borrow a cup of sugar, you will be able to just open a window and ask your neighbour!

seriously, those aren't exactly the point towers on a solid mid-rise podium that I thought the escarpment plan called for. And is anyone else a little miffed that Claridge is just RACING to put up towers all over the city and dragging its butt doing next to nothing at LeBreton?

Also, if you ever found yourself in an action-film scenario, you could just jump from from one unit's balcony to another. Very helpful. I think they might be charging extra for that feature and calling it an "emergency egress fee."

And yes, it's great to see that lot finally developed adequately.

Great that would be another surface parking lot burned into ashes, I guess. Then they need to rid of the one in front of 66 Slater which would be suitable for an 80+ meter as well.

great

This is definitely a great starting point for improvement in that area of Downtown. The area can surely use an uplift.

They're not exactly standouts aesthetically, but they are better than most of the adjacent towers.

Something that always puzzles me about the west side of the downtown core is where the residents shop. There are are a lot condo towers there. I would have expected more retail, given the apparent residential density but the retail in the area is mostly convenience stores. Where do these people buy their groceries, or do they live on potato chips and gatorade?

Surely people with a "downtown lifestyle" don't need groceries - wouldn't they just eat in restaurants? In fact, for many, it's a matter of getting in the car and heading to a supermarket, same as those living further out.
