Very average. Podium looks like a shopping centre parking lot from a distance. It's very half-baked and soulless.

I think this is one project that will look better when complete than what we see in renderings.

Sadly... the architect of record on this project is now RLA. And it shows Hence the switch to charcoal brick and the latest set of high-quality renderings.

I'm not seeing a huge difference from the previous proposal. If anything this one looks more realistic and less computerized

I like this version of the podium better. The old one was a little too 70s for me.

This is so much worse than the original. Honestly might be the ugliest multi tower proposal in the city.

Who is actually approving this garbage? Do they have any care for decent architecture in the city??

Ground floor might be a bit improved, but the use of pre-cast panels vs the original brick is disappointing. Towers seem to have gone through a slight value-engineering process. I was unsure about the second floor open space, but looking at the previously released renderings, the greenery of that partially open space was kind of nice:

Really disappointing that they decided to cheapen the balconies + podium. It would have really been a beautiful complex on par with some developed in European cities.

Not sure why this city continues to propose great visions of architecture in prime areas and then dumb it down to something so dull and unimpressive.

I actually think it looks better now. The ground floor looks better from all angles and I prefer the new materials. I literally hated the previous version.

The greenery is always more attractive in the renders than in reality. Imagine the impact of road salt on those street-side plantings. What kind of idiots are they using as landscape architects? Do they think this is California or even Vancouver?

There needs to be a municipal regulation that renders must include winter renders for us to ridicule.

OK - maybe not officially for ridicule purposes. But proponents need to show that they have considered how their projects function at ground level in all months of the year.

Are you guys commenting on the old renderings from August 2021 that J.OT13 quoted just above, or the latest sketchy imagery from March 2022? The geometry of the front face of the podium has changed quite a bit between the two.

I don't like how barren the Montreal Road and parquelette frontage is. That's an important corner and deserves much better ground-level form and function.

The balconies could be made out of asphalt for all I care.
