My quick take is that it looks absolutely great. Nice scale, nice integration of public space, great density.

The subject property, located at 818 Gladstone Avenue, is owned and managed by Ottawa Community Housing Corporation. The property is now vacant and was previously occupied by townhouses oriented along Gladstone Avenue, Rochester Street, and Booth Street. In preparation for redevelopment, the residents of this block have been relocated. The proposal represents the second phase in a planned comprehensive redevelopment of Ottawa Community Housing’s, “Rochester Heights” community.

The second phase of OCH’s Rochester Heights will consist of 270 dwelling units within two (2) mid-rise nine (9) storey apartment buildings abutting Gladstone Avenue and Rochester Street as well as three (3) three-storey stacked townhouse buildings with frontage on Booth Street to the east, Piazza Dante Park to the north, and the Phase 3 lands to the south. As the provision of at-grade open space and parkland is a critical element of the overall site development proposal, the proposed buildings within this development will also have frontage along both the existing public streets framing the site as well as the expanded Piazza Dante Park, central Courtyard & Plaza, and internal drive aisle with parallel surface parking. The newly created internal drive aisle will connect to both Rochester Street to the west and Booth Street to the east.

The development also provides 146 parking spaces and a total of 280 bicycle parking spaces outdoors, at-grade indoors, and within the underground garage as well. A major component of the first floor of both mid-rise buildings will be commercial space animating Gladstone Avenue as well as communally accessible amenity space that spills out into the at-grade portions of the site directly abutting the public realm and central Park, Plaza, and central Courtyard. The proposed ground-floor units will also provide direct at-grade access.

Future development towards highway

What's happening at the end of the street (closest to the highway) from the previous shot? The renderings of this project show placeholders for future tall towers but there's some sort of infrastructure construction going on (another highway ramp)?

I think it's bridge construction for the queensway

Ottawa Community Housing announces new affordable housing in Centretown

At a time when the need for more housing in Ottawa is at its highest, a groundbreaking ceremony took place Monday to build more affordable housing in Centretown.

Shovels hit the ground for a new 273-unit affordable housing building at 820 Gladstone.

It's the next phase of Mosaiq Ottawa and will feature mid-rise residential buildings and low-rise townhomes, offering a range of housing options.

"We'll be having up to four-bedroom apartments soon, which is quite unique in Canada," says Stéphane Giguère, Ottawa Community Housing CEO. "In fact, we build up to six bedrooms as we speak right now because the needs are there."

Once this phase of Mosaiq is complete, it will provide a total of 413 affordable homes.

"We need more affordable housing of all kinds. We need more two-bedroom and three-bedroom units. We need a wide range of housing in the city. We just need more homes in general, including affordable housing," said Ottawa Mayor Mark Sutcliffe.

To help, the city is looking to amend zoning bylaws to allow taller and denser housing.

Another option is allowing four units on one lot instead of three, known as a "fourplex." But some councillors don't think it could work in some suburban neighbourhoods.

"Look out your front window and see the house beside you or across the street from you, what would that look like if it was four units on that one lot?" Asked Coun. Allan Hubley. "I believe that the feds shouldn't be determining what goes on each individual lot. They should just say you need to build 1,000 homes, figure it out and we'll give you the money if you have a plan."

Coun. Jeff Leiper says the city is in dire need of more affordable homes and all options should be on the table.

"We also have to remember that there is a waiting list for deeply affordable housing of 10,000 to 12,000 people," said Leiper. "So, it is fantastic news that we have 830 units under development right now, but no one should lose sight of the fact that the need is acute and that we're going to have to sustain an effort like this for many years to come if we're going to adequately address the housing needs of particularly the most vulnerable Ottawa residents."

This phase of Mosaiq is expected to be completed some time in 2025.

Glad to hear they have shovels in the ground. This project is such high quality if they stick to the renders. The townhouse portion is a bit of a waste of density IMO but I still like it.
