150 Laurier Ave W | 89m | 27f | Proposed

27 storey site plan application (files not active yet) for 150 Laurier. Will it be RLA, Hobin or Neuf??

I could be wrong, but I'm pretty sure the company that bought this site is the same one building the Met (Jadco). Although it was a year and a half ago, so again, I could be mistaken.

You're bang on. It changed hands in March 2020:

150-160 Laurier Avenue West was purchased by 11847597 Canada Inc. and 11922475 Canada Inc. (Jadco Construction) from Toth Equity Ltd. for $25,750,000 or $1,327 per square foot. It is zoned Mixed-Use Downtown Zone.

If it's the same builder as The Met, I'm hopeful.

Although, yeah, technically a good location downtown close to everything but for us skyscraper nerds, this location is kind of shitty. Small lot, abutting performance court, limited height so will most likely be hidden and won't make much of an impact.

Hopefully it removes the small parking lot on the side although it's a shame it doesn't include the other one (at 160 Laurier) or the seedy diner/massage place next door.

150 Laurier is the 4 floor office building renovated around 2014. The property seems to include half the parking between 150 and First Baptist Church. So unfortunately, the parking lot and the two little retail building to the west probably won't be included.

Definitely would have been better to get the other small lots to the west, no doubt. It likely leaves those two small lots almost undevelopable outside of a small mid-rise. But I don’t hate the site. It will have a pretty prominent location and view. So I really hope they don’t propose a charcoal brick RLA/Neuf trashbox. Fingers crossed.

Too bad 150 Elgin will one day be hidden from view. It was a good attempt at something different.

Anyone know when we can expect the docs to appear on the devapp?

They are now available! Its very much the Met without the heritage building. all glass, looks really nice but not really landmark either.

It's nice. One of the good RLA designs. Glad they didn't go with a cheap version of the Re.

Surface parking, but it's under the building. 200 total parking for 312 units.

Reminds me of Teron's proposal for 150 Elgin. Unfortunately, I can't find any images online. Used to be on Emporis; listing is still there, but not the images.

Nice to see curtain wall, the gold colour on the podium glass could look interesting as well.

Looks fine to me.

The table top is safe.

Neeeeds a landscaped roof deck for the tenants. Why can't we have nice things?

I like the design, it looks nice but at 27 floors it's really evident to contribute to the table top. You can see it be like "whoa! can't break the barrier".

If only this was 35 floors. That building would really shine.

That would be pretty cool. Some of the best views in town.

Looking at the rendering and material being use I can't help but think they came up with this project to use the leftover materials from the Met project now that it is nearing completion. I'm not complaining I love the Met.

Great to have a few glass towers like this one, the Met and the Rideau Centre proposed tower. I'd even be ok if this became the new charcoal brick and metal panels!
