It was something that was talked about and rendered before, but is this something near term or several years down the road even for the demolition? That gated neighborhood sticks out like a sore thumb on how not to do density based developments.

Where's the confirmation for this tower at Avalon Cove?

If it's true, this is great news. The current Avalon Cove complex is probably the biggest waste of space along the Jersey City waterfront.

The surrounding area is quickly becoming one of the densest corridors in Hudson County. In the immediate area the redevelopment of Metro Plaza will bring thousands of units in high rises, and a little further to the South, the redevelopment of Harborside to include mixed-use development will drastically change the Jersey City waterfront.

As of now, in Downtown Jersey City, this area is the most characterless and sterile. Hopefully these new developments will bring some character instead of giant buildings and no personality.

Next to the height(721 according to this application, not 741) has the height/story count and inexplicably puts it at just 5. 950 units, it's going to be massive and hopefully will contain 25% affordable ones if they are going to go with so many. The Summit Avenue proposal a few applications above it it was the only other real standout to me..18 stories at 195 feet, and we certainly can use substantial midrises like this as well.

Thanks, C! Always a pleasure seeing you around here and hope we can get some more goodies from you from time to time even though you're not living in the area currently. Is this project then a go for the near future? Also worth noting, 505 of the 950 apartments are designated as studio... guess the only real way you can get that many apartments included.

Thanks! I'm in Atlanta these days for work and haven't been too active, but I do miss Jersey City and the New York metro area and will occasionally check my sources for news to share with the forum.

My guess is a couple years down the road. GKV Architects is the firm of record but no renders available on their website that I can find: https://www.gkvarchitects.com/

Even at 70 floors and adding 950 units to that awful suburban-styled apartment, the density for the entire site is still really, really low at a FAR of 3.

Wow, really even that many apartments still a fairly low density rate? A couple of years is awhile still but thankfully this means it won't be a long term proposal way down the pipeline, so guess we have to have some patience but definitely an exciting prospect to look forward to....lol we're still waiting to see what's going to go where the old cigarette factory was which was supposed to have been the centerpiece of the Arts District once stood.

Anyway, always great to see you around and hope you keep coming
around with some nuggets you pick up on whenever possible!

Bad news...

30 Journal Square is being chopped by 200 ft and 4 floors from the previously approved version. I think it's no longer mixed use.

Possible culprits include the FAA, market conditions, or the developer being cheap. Probably a combination of all three.

Bummer, though again if the Kushner family still owns the property(and I've heard nothing to indicate they've sold their interest there or next store at 30 Journal Square) all I want is something concrete about building the damn thing, even at closer to 600 ft it would be a major addition. What exactly are the current stats for floors, height that you know of... when was this made official? Are they even going to build this, because I'm even more sick and tired of the eyesore of the undeveloped One Journal Square across the street. At least the other Kushners are wel on their way developing already their second high rise...part 2 of the 3 part "Journal Squared" project which WILL be 71 floors and 759 ft, so you can at least build that high for the area.

Still no renderings, but good news! This part of Jersey City has fully ''arrived'', but just has some urban gaps that need to be filled. This will help with this issue.

For those of you unfamiliar with Jersey City, the development that's occurred there is mind blowing . The New York region is no stranger to crazy development booms and revitalization, but Jersey City takes the cake in the most dramatic change.

While many might think Brooklyn has more change going on, percentually it might- but a good swath of Jersey City went from ''no-go'' to completely arrived (on level with Williamsburg and west side of Manhattan) in less than a decade. Most of Brooklyn still has decades to go before it comes close to at least 75% of Jersey City.
