3400 Market Street

This 18 story building at the intersection of 34th and Market Streets will further advance the Science Center's mission to create a supportive environment for local entrepreneurs. It will create 450,000 SF of available space for tenants ranging from small start-ups and incubators to institutional clients and major corporations. 3400 Market will further activate the area with it's ground level retail.

No exact timeline yet, but will likely be soon. 3737 Market, which was another Science Center office building totaling 13 floors totaling 334,000 sq feet is now 100% occupied. Office space in University City is 97% occupied.

They have been wanting to develop 3400 Market for a while and now that new renderings are out, it is likely going to be happening soon. Cushman Wakefield (commercial real estate brokers for the site) have signs up on site advertising the space.

University City Science Center forms partnership with plans to double it's size - add 4 million square feet of office space

The Science Center currently has 1.5 million square feet and has room to expand on 17 acres on properties it owns at 3400 Market St., 3800 Market St. and 3850 Market St.

In addition, Wexford bought the former University City High School property in a partnership with Drexel University. That site totals 17 acres, three which Drexel plans to use while the remaining 14 acres will be developed by Wexford with the Science Center.

The Science Center intends to continue its strategy of constructing high-density, mixed-use projects that will create a cohesive, innovative community that is active throughout the day and not just during business hours.

The Science Center and a developer from Tennessee have teamed up in constructing a residential project at 3601 Market St., which is now being built. Next up?

“Stayed tuned,” Tang said. “We have some very interesting and bold plans that we will announce at the right time. This is step one of a several step journey.”

Science Center has had plans to develop this piece of land for over a decade. Still nothing. And there is other open parcels that the Science Center controls that will develop before this one does.

I actually think this tower looks great! Plus, I would rather have this in front of an El stop rather than a surface parking lot. BUILD IT!

Science Center seems to be dragging on a building they have tenants already for. This one will not be built this decade, if it ever gets built at all.

I followed the Science Center since I was an undergrad at Penn in the late 90's. Science Center has its heart in the right place, but the factional ownership structure - dozens of universities, from UD to Lehigh, with the largest being Penn, with single digit ownership, is the fatal flaw.

They have had plans, like the ones for 36th Street for decades. Never been built. Not sure if they will ever be built by the Science Center.

What is painful is the University City High School part. I thought there was a lot of juice behind it, especially with Drexel involved. But I'm getting the impression that Drexel's priority is with the Innovation Neighborhood / Schuylkill Yards and this has become a secondary development.

You need to read the tea leaves.

Btw - Drexel's Innovation Neighborhood has a significant advantage over Penn's Pennovation plans. Its all about location, location, location, and the Dupont property is a great piece of land, in a terrible spot (transportation wise).

I think you're comparing apples to oranges here. The Innovation Neighborhood is intended to be a full-service, fully integrated urban neighborhood with offices, research facilities, residences, restaurants, etc. Pennovation has much more limited ambitions, to essentially be a highly specialized urban office park containing Penn and Penn-affiliated research and development facilities and related small companies and start-ups:
