yes i know that but still way out in the middle of nowhere its very weird to come across - you're driving through trees and sprawling houses and wham huge office park - thats what I call them regardless of what they house inside - and judging from some of the business names and looks of their offices they looked like some of them could be housed in an office building - pharamasave's office is in some weird building on 200th another missed opportunity

The sign is covered in graffitti a sure sign that no one is paying attn to the site.....i think this project is going nowhere in the near future

I would really like to see this site get moving, and soon.

When was the last time a new tower broke ground in Surrey?

Again, Surrey frustrates me sooooooo much, in the past 10 years it has really talked the talk but it seems to slow to walk the walk.

I need to see at least this project (in full) and Ultra break ground soon to have any confidence restored in Surreys ability to bring tower proposals to life with a shed of constancy.

Currently I have as much faith in Surrey to build tall towers as I do in downtown Vancouver building new office towers

So reading up about this project i came across this

Really sad to see there was so much planned long ago and nothing really happened. Also i would love to see what the original plan looked like for that area.

Man, I really hope there is some movement on this project in the near future.

But I must say one of the ugliest lots in Whalley that I can not wait to see redeveloped is the one directly east of the skytrain guideway at gateway station on the south side of 108th Ave.

The last few times I have looked down on that parcel riding skytrain all I have seen is mounds of garbage (last time including a couch and several full black garbage bags, and a shopping cart of course) thrown amongst tall grass and muddy soil. Also there was a homeless person tented under one of the trees and sleeping at 4pm (good to see him trying so hard to better himself and find work in the mid afternoon on a weekday......)

I honestly feel that is one of the aspects slowing down Whalley's revival, the fact that all the empty lots are full of garbage and even disposed furniture. Empty lots are part of a developing area, but they don't have to look like garbage dumps.

That would honestly turn me right off from buying a condo in the area. Same goes for many of the greenbelts and small ravines along the skytrain guideway from Scott Road to Gateway.

I'm hoping when they build the skateboard park all those cocky little skater kids will get rid of some of the people around that area

I'd say its designed to look like skytrain since that makes more sense with this being connected to skytrain

This office park has a campus feel/look to it. Maybe they are in talks with Telus to move there highly anticipated new data to central city.
In reality you just have to look around metro-van to see that there isn't as a huge demand for office space right now as there was pre-recession. Just look at metro tower III. I think it will eventually get built but not anytime soon.

More like when market demand allows for it to be built. You can't just build an office complex and hope tenants will come. Direct office absorption rates should be positive, lease rates should be high enough and vacancy should be low enough to make the project feasible from a developers perspective. Gotta have a primary tenant signed on and ready to go as well. If the market demand does not warrant an office complex of this magnitude, it just won't be built.

I do believe as with many office projects it is on hold pending locking up lease tenants. So if you want these built, start petitioning some large corporations to move out to Surrey and lease the space. Office projects as has been mentioned typically wait for all the space to be leased before they crack ground. Most estimates are futile since the market is still fairly volatile.

If I was a guessing man though I'd say don't expect them for another 2 years.

Looks like another swing and a miss for Surrey.

Block B and C which were the 21 and 11 storey office towers have been deferred indefinitely with an update expected in 2012. Due to lack of tenant interest.

to be expected, any updates on the residential part of this project? i think those have a good chance of going up, as brookland is almost done and citypoint seems to be doing well....it is even picking up commercial tenants for the residents. Plus they have started the demo for the ravine road project, at 132 and king george....all good signs for the neighborhood at least for residential developement
