The tower proposed at 33 floors was approximated to be 380 feet with 11.5 foot ceilings on each floor. If the tower is now 35 floors it could reach approximately 403 feet.

The design isn't bad - and really - its 1,000 times better than what was there.

I think 2116 will be as long, wide and tall as it's close neighbor, 2400 Chestnut. That one's a dog, but the patterned glass on 2116 will make it look much better.

2116 will have almost the same exact angle as 2400 Chestnut. Boring.

Looking west 2116 will get direct views of 2400 Chestnut (Yippee). Looking east Chestnut Street Meh. They should have placed 2116 on a similar trajectory as the' Hillman Center which was diagonal. IMO 2116 Should be placed on NW-SE axis and have views of Rittenhouse Square on one side and the Art Museum on the other. That would make more sense to me and be a much better selling point at least for the upper stories.

2400 Chestnut is 337 '
2116 Chestnut will be close to 400' now that I have seen multiple accounts where this building will be 35 stories.

That could be better, but I recall that NIMBYs had alot of say regarding the final placement of the tower. Light / shadow, etc...

Looks like some foundation work is getting started. Didnt have camera but noticed some earth moved.


Looking at 2400 Chestnut ? Whew what a boring ho hum building that is. Even if they just did something to try and modernize or dressup the roof. New lighted peaked roof? Anything would be an improvement.

Cool... haven't been down that way in a while. Construction is supposed to begin in March I believe? Correct me if I'm wrong. So work could be getting under way digging the hole

They're going strong at the 2116 site. The pit is getting deep.

Regarding 2400, it's cheap design and prefab construction has the 1979 Carter recession written all over it. At this point it's a cash cow for the owner, so it's being kept in good condition.

This is true(2400 Chestnut). But why not invest some of that capital back into the building. Clad it in some modern glass, do something with the roof , and at the very least light that building up a bit.

I noticed the earth movers were going strong today. That good to see because I would hate for that lot to hit a snag and be a parking lot for the next 20 years.

LOL I can tell you aren't a landlord. You only do those things if you can't get it filled as is. It is a product of it's time like any building. I don't think it's so bad at all.

But IIRC 2400 Chestnut's are pretty high as is. Jacking them up further would probably backfire. And everything's advertised as "luxury" nowadays. Heck, my rather spartan midcentury one-bedroom apartment is in a complex touted as "luxury apartments" with 40-foot banners overlooking the Schuylkill!

This should look great from the sports complex. If I'm right, we will see it rise between the Peco, and Murano buildings.

Yes that will be the location. But.....


From that vantage point though not nearly the impact this building would have had if its main highlighted placement went in a N-S direction instead of the E-W placement. We are getting the skinny ends of this building from the sports complex instead of the main facade.

2400 Chestnut is a good example. Virtually undetectable from the sports complexes. 2116 has the exact same placement but will be a tad bit larger. Great infill but at less than 400' wont have a dynamic imapct on the skyline, especially the way it will be situated.

In NYC - stayed near this black glass apartment building - One Sutton Place North. At 420' - the boxyness, height, and no balconies, reminds me of 2116. The smooth black glass (those openings are windows) is nice. 2116 glass looks blue in the rendering - hope that's a good choice.
