Your point only makes sense if you think a larger house = more housing units. Conversion of townhouses to apartments (3 or more units) has always been limited by lot size anyway. BZA allows 40' subject to a design review. Fly-by-night flippers aren't going to go through that. Good riddance.

The real issue isn't adding a handful of people to established neighborhoods, it's underbuilt or underutilized land:



65' mixed use zone on the left, 90' multifamily zone on the right.
