Tony G is certainly doing his part to show that. Hopefully in the next couple of months he will break ground on his tower, SoBro.

Well, with the chamber of commerce in talks with 69 companies for relocations or expansions, corporate-only, into the Nashville market, I'm more than certain this project has popped on the radar of some of these entities due to the lack of large amounts of contiguous office space as a whole, and particularly Class A.

You misunderstand what I'm saying here. The way I see it, Charlotte is the "next up" after Atlanta to become a center of the US. I see Nashville as being the "next up" after Charlotte. Maybe Nashville doesn't become on the level of Atlanta but I definitely see Nashville becoming on the level of Charlotte. I see it as becoming a center of the South and especially of its particular region of the South.

Regarding the small existing building on the lot, I am sure the developer owns it. When the 22 story Encore was built, it was to be the first of a twin tower project in which renderings showed the second (unbuilt) tower fronting the street where the small building currently sits. I believe it was understood at the time that the developer, Tony Giantarra, owned it also. Because of that, I feel pretty sure the proposed 41 story building will occupy the entire lot.
I dono, I'm not convinced the coin shop property is part of this project. I think the renderings are a bit decieving, making this tower look longer than it really is. Below is a picture of the site. It appears to me (atleast from the render anyway's) that this tower might just be taking up the parking lot only. One person mentioned that Tony had the option to buy the coin shop property, another person stated that the owner of the coin shop property didn't like TG and wouldn't sell it to him. Who know's...

Hopefully we will see some more renders soon so we can see if this tower really is taking up that property as well.

Tony Giarratana appears to be moving forward on his mixed-use tower in SoBro code-named "Sheet Music."

There is an article in the Nashville Post, but it is behind the paywall. smeagols posted some details about it over on UP. Details included a new render of the tower, and that the height is going to ironically be 505 feet at 36 stories. (Down from the original proposed 41 stories)

Other information given was that Tony Giarratana is also buying the coin shop on that property and that it will be vacated next month, as well as notifying the billboard company that the bill board has to be out by the end of January. The coin shop will also be demolished, and there is also a small lot that Tony is purchasing on the back side of the shop as well.

Here is the article.

Last but not least, the new render

And the original

More land acquired, demos to come soon

I'm getting a good sense that behind the scenes, this guy may be close to landing an anchor tenant for this development. He's purchased the remaining plots within the planned footprint and the coin shop is coming down in the coming weeks.

Highwoods pays $4.8M for SoBro site planned for office tower

Quote:
Highwoods Realty LLC has paid $4.84 million for SoBro property on which local developer Tony Giarratana has long envisioned an office tower to be called Sheet Music, according to Davidson County Register of Deeds documents.

Neither Giarratana nor Brian Reames, senior vice president for Highwoods’ West End Avenue office, could not be reached for comment.

The seller was Premier Parking of TN LLC, which operates a surface parking lot on the site. Giarratana is a co-owner of Premier.

Located to the west of mixed-use tower Encore, the site is bordered by Demonbreun Street on the north, Fourth Avenue South on the west, Molloy Street on the south and Almond Street on the east.

If built as proposed, Sheet Music would rise 36 stories and include more than 600,000 square feet of office space. If standing today, Sheet Music would rank among Nashville's three tallest buildings.

The transfer of ownership of the site follows a Tennessean report in September that Giarratana and Highwoods, the headquarters of which is located in Raleigh, N.C., were teaming to pitch the site to prospective office tenants.

Relatedly, Highwoods last year acquired SoBro skyscraper The Pinnacle at Symphony Place for $152 million.

Height and Floor Confirmation: NASHVILLE | 4th & Demonbreun | 505 FT | 36 FLOORS

The development company envisions the approximately 505-feet 36-story Sheet Music to contain 600,000 square feet of space. The Atlanta office of Chicago-based Perkins+Will has designed the office tower to include 1,200 parking spaces and street-level retail. Another option for Sheet Music includes a hotel.

Along with the recent article backing up the floors. Also, this is called the: Sheet Music. Although the title reflects the address, not the tower name.

From the compilation thread:

Also, backs up the floor count. Should probably be changed for accuracy. Also the height is given.

Yes. Nashville also has a Rhythm and a proposed building named the Crescendo.

Sheet Music is the working name for the project, not the ACTUAL for the development, like the tower's name wouldn't really be Sheet Music Tower.

Bridgestone is expected to land in the Sheet Music proposal after ruling out the old Convention Center site.
