The plans for Sunset Park’s next possible major development span between 8th and Fort Hamilton Avenues, and would comprise a total lot area of 240,000 square feet. While exact specifics on what would rise above are not yet available, the plans appear to comprise well over one million square feet of new space, with residential square footage situated atop a substantial commercial-retail component.

DXA Studio’s design would position three mid-rise towers within the general massing, reaching heights of 18 floors apiece. The profile would not make a significant impact on the Borough’s overall skyline, however, the presence when viewed from most of Sunset Park would certainly be substantial, given the sheer scope of the proposed redevelopment.

In the words of the architects,

The multiple phased design will include two blocks of retail on each side of the development, condominiums, office space, restaurants, a hotel, a gymnasium with pool, public park space, and community facilities. With easy access to public transportation, the site provides a focal point for the neighborhood and a destination for the region.

Saw this on NYY this morning... If this turns out to be some sort of architecture firm fantasy I'm going to be mighty pissed. This looks amazing. That whole r.o.w. cut could see this sort of development and the city should be doing everything they can to make it as feasible as possible. And if the Triboro RX ever is seriously pushed forward, just imagine how much more desirable and lucrative these transit straddling development sites could be.

That's a pretty difficult site as it doesn't leave you much to work with, but leave it to good 'ole Gene to take a bad situation and make it worse.

Normally I reserve this compilation for proposals, u/c, status on developments, but this news important.

Step in the right direction IMO.

What NYC needs is more rezoning to become denser. And really because the housing is needed badly. This rezoning should lead to many more units and many more high rises, as I suspect they will build or modify many of these structures, additions if you will, to add the units. Cheaper than demolishing the whole thing.

The City Council on Wednesday voted through the controversial plan that would allow more development and increase housing in the upper Manhattan neighborhood, Curbed reported.

The council’s subcommittee on zoning and franchises last week approved a modified version of the plan, which excluded the “commercial U” of Broadway, 207th Street and Dyckman Street. It aims to bring 5,000 units of housing to the neighborhood.

Parts of the community have decried the plan, fearing it would cause home values and rents to soar. But local Councilman Ydanis Rodriguez and the administration have argued that the current housing supply faces too much market pressure, which causes the displacement that opponents want to stop. Rodriguez was targeted by marches and a sit-in.

Construction has officially wrapped at 275 South Street, in Manhattan, following a full-scale renovation of the aging residential building. The project is one of the most recent properties to debut in “Two Bridges,” a neighborhood nestled at the southern end of the Lower East Side that has witnessed a remarkable uptick in high-rise developments including Extell’s One Manhattan Square and 259 Clinton Street, designed by Perkins Eastman.

Designed by ORE Design + Technology, the 19-story renovation contains 256 mixed-income units ranging from studios to three bedrooms. All apartments above the third floor have outdoor balconies. The property, at 200 East 20th Street, is located at the corner of Third Avenue, just half a block away from Gramercy Park.

The plans indicate condos: the top three floors of the building have been earmarked for full-floor units. The rooftop will also be divided between a private space for the penthouse unit and a communal outdoor area. Amenities include a pet’s spa, a children’s room and a gym.

Permits have been pre-filed for a 14-story hotel at 186 Remsen Street in the Brooklyn Heights historic district of Brooklyn. Saint Louis-based HOK, the largest architecture firm in the US, will be responsible for the design. Located right across from Brooklyn Borough Hall, the site will have access to a plethora of transit options. Within just three to four blocks, guests can find the A, C, F, N, Q, R, 2, 3, 4, and 5 trains.

Demolition permits have not been filed for the existing structure. It is a historic Romanesque Revival building completed in 1887, and within the domain of the LPC. Considering that context, HOK will likely need to go before the commission to receive approval.

When fully opened, Ocean Dreams will occupy two primary lots. The first phase, located at 3514 Surf Avenue, is comprised of two residential towers set above a shared podium. The buildings stand 21-stories tall and will contain 425 market-rate, rental units. The podium’s façade is comprised of undulating metal grates that are arranged in a wave-like pattern, and will include frontage on Surf Avenue to the North and the Coney Island Beach boardwalk to the South.
