29 Story Office Project at River District

Big news, apparently this new 29 story Skyscraper has an anchor tenant secured, meaning the chance of the project getting off the ground has increased dramatically.

Exciting news from Ben and for Sacramento! Can’t wait to hear the rest of the story Monday.

I wonder if it's a state department as a tenant. I remember reading about some type of campus setting but maybe they switched to a high rise concept.

Pardon my ignorance, where exactly is the river district? Is that north of the railyards, near Township 9 or in the railyards?

Man, if built, it is going to stick out like a sore thumb depending on the location. It's going to leave a huge gap on the skyline

UPDATE: The site of the proposed tower would be on North 7th and Richards Blvd. Kinda weird to have a tower there unless a second downtown skyline someday emerges

I am wondering the same thing. I looked at the map on the The River District's website (https://riverdistrict.net/pdf/RiverD...tMap_SMALL.pdf). It does show that office and commercial buildings are planned to extend pretty far south. Still, I think a tower would stick out.

I really hope the developer was able to attract a private firm to the region rather than just another government agency. It would be a good sign that 301 CM and Vanir could do the same.

We'll find out tomorrow, I guess.

So it looks like it's going to be multiple state agencies according to the article at the old office of state publishing on Richards Blvd.
If the railyard starts going vertical I don't think it will stick our like a sore thumb.

Odd now, but you gotta think 4th dimensionally really though, hopefully we will have good height throughout the railyard area in the future

Exactly what I was thinking. It will be nice with the new courthouse and hopefully a few highrises in the railyards.
Also, the article mentioned it having 3 mid rise buildings in addition to the 29 story building but no specific heights for those. I don't know if township 9 has any high density plans but maybe there too. If natomas gets that other tower across i5 thats suppose to be just like 2020 gateway our skyline would be even better looking.

Initially, yes, but as others have stated once the courthouse and railyards start going vertical that should minimize the gap. Will take a while though.

Casino thought?

Hi Guys! I've had this idea on my mind lately; what if at the Docks District there was a riverfront casino and hotel like the Rivers Casino in Pittsburgh and River Spirit in Tulsa?

Here's what I'm thinking; because the casino would be criss crossed by I-5 and I-80 there would be minimal noise pollution from the casino because the cars would block it out. It is walking distance from The Bridge District, The Mill, and Downtown so people coming from Kings Games or opponent teams' players can stay there and party or something there.


It could also be used by TBD as a marketing advantage like (live close to _____ casino, a state of the art entertainment center across the river) and the people living in TBD can take that pedestrian bridge the city wants to build, so in a way the Casino would be a catalyst to get that darn bridge finally built.

Let me know what you guys think about this idea, I personally think it is a viable option.

The new Kaiser on the north end of the railyards shoould help infill a bit. Albeit it won't be super tall but hospitals do have taller floor to floor heights so at 12-15 floors will be decent.

If I remember reading correctly the 1.3m SF will be for the entire complex. That includes the 29 story building and the other mid rise building mentioned.

The River District is the wrong place to erect a 29 story office tower. We’re not talking about the rail yards. That’s Richards Blvd area over by the Lottery HQ I believe. I don’t want to see Sacramento become like Houston or Phoenix where there’s a high rise nowhere near proximity of downtown. It’s bad enough we have a West Sacramento across the river but 29 stories in the River District is going to look ridiculously out of place in my opinion and likely be built on the cheap.

It looks like the developers are being smart with the railyards though and starting with that 5th-7th street, south of Railyards Blvd area. It will push the grid into the whole Railyards area and start building that connection between downtown and Township 9 and the River District. The new courthouse, the Texas Donut apartment complex proposed, and these two office buildings recently proposed:

Also, I ran across the vision document for phase 3 of Sacramento Valley Station. It's just rendering porn/consultant welfare at the moment until funding is identified, but I do like their sketch of what could be:

Thank you korey for all the insightful information , sounds exciting , did you have any information on this proposed 29 story building they have set in the river district? no one seems to have any renderings or information....once again thanks for that info

I agree a 29-story building would look out of place there, but I'm OK with this project for the following reasons.

1. Since it's state agencies, it will be "dead-zone" nights and weekends. I'm happy to keep that out of downtown.

2. My understanding is state properties pay no property tax, so I'm happy they would build this densely on an existing state-owned property, instead of buying a private parcel and taking it off the rolls.

3. It's across the street from the Township 9 green-line light-rail stop. The green line is currently like the light rail to nowhere, although the plan of course is to extend it to the airport. That will probably take a long time. Putting a bunch of jobs across the street from the only real current green-line-only station will help.
