Hey, New York: Get Ready

I am 19, so this won't happen for a good bit, but you guys can be optimistic about the future of my city- the world's capital= New York, New York.

I have a plan to start my own commercial real estate development business.

I am planning an ambitious project.

This project is going to be located at the southern tip of Harlem, towering over the South end of Central Park.

The project:

Title: New York World
Total Buildings: 3

New York World Building
Height: 5,280 feet
Floors: 500 floors

Floors 1-50: New York World Water Park; world's largest
Floors 51-75: New York World Fitness Center
Floors 76-100: New York World Mall; world's largest mall
Floors 101-300: Class A Office space and conference rooms
Floors 301-350: New York World Dining Center
Floors 351-400: New York World Luxury Hotel
Floors 401-500: New York World Luxury Condominiums

New York World East Casino
Height: 1,000
Floors:75

New York World West Casino
Height: 1,000
Floors: 75

The two casinos will act as bookends to the tower.

Details left to be determined at a later date: lighting and the design of the buildings.

Around the base will be a giant pool and over 1,000 fountains that will run 24/7. Think of the Bellagio on a much larger scale.

At the top of the middle tower, put a sign reminiscent of the one in Hollywood that says, "New York", which would be made of red, white, and blue spotlights that tilt up and down.

I'll build the same thing, except I'll double the floors of water park (water park=fun office=lame), and I'll build two, one at the North Pole and one at the South Pole.

Also, I'm 24 so mine will be built 5 years earlier than yours.

The water park lends tons of room for creativity. Slides/tunnels stretching the length of 50 floors, etc. I was thinking the floors could be really thick crystal to give it an arctic feel.

Go to college and learn how to make things like this happen...obviously this is way too far fetched and the real world would be more than happy to give it a nice smack down, but there is nothing wrong with wanting more when you are 19, but not understanding how to make it happen...that is sort of the thing about being 19.

Who knows, maybe along the way you might realize that height of a building isn't everything and that designing good architecture that promotes activity is something more important. I know I learned that during my schooling, and on top of that I learned a lot more than I was ever expecting to learn about what is going on in the built world.

Anyway, use that energy, but keep and open mind, and go to college to learn more.

This would be great. We need more suburban developments in New York. A 50 story waterpark and a 25 story mall and two 75 floor casinos?

Seriously he has enthusiasm, but he seems to lack an understanding on why architects, and civil engineers build skyscrapers (Architect student in my high school). They build skyscrapers, because there is a need for them. Most of the tall skyscrapers in Dubai, and China are built by the government and the oil money. Many of these buildings are useless, and they just stand as empty shells. Last I read only 10% of China's skyscrapers are occupied. They build them to show off. We build them, because there is a purpose a need for them. A great architect won't build a shell.

Those are incredibly short floor-to-floor heights. Add a couple feet for offices.

If the whole thing is physically buildable at some point, some basics will probably still apply:

A water park would pay a tiny fraction of the cost to build it (omitting the cost of using it to prop up the other 450 floors).

Fitness centers like to be on two or three floors, not 25. It's supposed to be easy to get from the weights to cardio, etc. Can't rely on the "stairs are exercise" point...even gym rats often don't want to stress their knees.

Shopping on 76-100...why put stores in a place that would be inconvenient to get to? I'll skip the long version. The brief one is "stores wouldn't lease there, for very good reason." As the "world's largest mall" you're presumably talking about floor plates in the 200,000 sf range on the lower 100 floors.

Why would you need 50 floors of dining?

It all sounds physically possible once construction materials and methods grow enough. But commuting to anything beyond the first couple uses would be hellacious. The number of elevator towers would be pretty epic to make it all work. To say nothing of the many stairs that would be required by anything similar to modern codes.

Regardless of what's physically possible, mixing uses and going tall would be extremely ineffcient use of materials and dollars. Even when the industry CAN do something like this, actually doing it would take multiple billions of dollars more than doing the same thing in a more typical manner.

Yeah, 50 floors of fitness, dining, or shopping facilities just seems like overkill, in a big way.

Also, security would be an issue, with so many facilities in such a building open to the public. It's one thing to screen everyone who's just going to the observation deck. It's a whole other to do so to a whole lot of other people besides, who just want to eat, work out, or shop. A lot of people wouldn't stand for being subjected to airport style security just to go to a shopping mall, or do their workout.

And you would have to have some sort of security, otherwise there could be all sorts of issues, not just the threat of terrorism.

If there is anything I would want to see right now I would like to see the Twin Towers rebuilt somewhere in Jersey City. I would point and laugh, but it would be cool. Too bad they will be occupied by the Jersey people right?
