I agree. Gray and orange? I don't get that scheme at all. The balcony pattern is a nice touch, and the inset chunks are visually interesting... but bright orange? And those seem like a lot of wasted space. The corner of the building has no visual top. It just stops rising. And that side wall that faces the parking lot looks nasty.

On first glance, I really wanted to love this one, but the more I looked, the more I didn't like it. It's a shame they couldn't get rid of that surface parking lot on NW 9th & Davis, but that is what it is. I'm glad it's being built, but I'm not loving the design. I have a feeling it'll quickly start to look dated rather than timeless.

I think the SE Powell and Milwaukie fire property is next to something bought by Stacy and Witbeck, and I'm pretty sure both properties have about an 85' height limit for now. Closer to the river is higher, but I'm pretty sure once you get that far away it drops a bit.

Heck, even 85' would be good for adding some housing, though I really wish we could increase heights close in!!

That area really deserves some love. It's treated like such a highway. And it is going to be so connected to the MAX soon that I'll be really sad if high density mix-use developments dont start popping up around there.

TriMet owns a lot of properties around SE 17th now, and there are developments happening. At the SE Milwaukie overpass of 99E on the NE corner there's a new apartments over retail going in, and on both sides of 99E near SE Milwaukie and 17th there are new condos and houses popping up (replacing smaller houses with larger lots) from Powell through Sellwood.

One issue is that the SE plan is still a work in progress, so some property owners seem to be waiting/lobbying for new zoning rules.

Not at all, I check this site each day to see what new updates you have for us. I just don't always have something to say because sometimes the projects we get from these developers is just mediocre.

THIS!

Bravo, Mac. Your input here is so very greatly appreciated. I suspect most of us aren't saying much about this one because, really, what is there to say other than sigh. I'm very interested in updates for this project.

I wish this didn't have to be so drab yet cartoonish. Concrete gray with a tinge of green? And bright orange balconies and cutouts? Yikes. Somebody is trying way too hard here. Imagine living in one of those units. The end of your living room or bedroom will be glowing orange. And the sides of the building are slabs of drab. It's going to look dated before it's even completed.

But I'm still glad it's being built. I just wish the color scheme didn't have to be so awful.

I like it, too. I just wish it were like triple in height. Someone needs to take the risk for a big new building. Throw in office and retail and it'll succeed.

I'm sad that little parking lot is going to remain on the north side, but it's a decent looking building.
