The permit says 271 feet and 2 inches "excluding mechanical" - which means that the mechanical units will be plopped on top of the building all sloppy-like - and not incorporate somehow into a structural crown.

That, coupled with the dramatic height loss, leads me to believe this is going to be one uninspired turd of a money-grab Philly Special.

^ All that maneuvering to be able to build something bigger by right and they might as well have not bothered.

Agreed. Typically, a developer releases renderings as part of a press release. Media attention is pretty standard. The fact that Pearl is not releasing a press release or renderings speaks to how ugly this building must be. That, and their history of cheap/ugly architecture does not bode well. They must be really embarrassed.

I did some googling and found this. I do not believe this is one of the old renderings. Correct me if I'm wrong.

that was design before Cecil Baker got involved. The look totally changed.

That's right. Too many iterations to keep track of on this one over such a long period of time.

I'm a bit confused about the process now. CDR gave thumbs up to a taller building. Pearl has a permit for -- and is beginning work on -- something shorter. Unless lopping off a few floors and keeping all else the same is an exception, doesn't this need to go back to CDR?

I'll wait and see on the design, but in some ways I can't blame Pearl. I would imagine they made their more expansive plans betting that 1911 Walnut would remain the most embarrassing field in Phiadelphia for another 10 years. That looks like it's not going to be the case, so suddenly they are building something that is going to be outclassed on every level by its next door neighbor. Cutting their losses and moving on is the most logical thing they can do, from a certain point of view.

Still, it's a shame...

we will probably never get a real answer on that, but my guess is they downsized based on what they see as potential saturation in CC of high end apts.

^^Agreed.

Pearl plays it safe but they get stuff built. 1911 Walnut and SLS are both 500+ feet but aren’t exactly off to the races for a number of reasons but they are also both much more ambitious.

Well, the "something" is the demolition of the old (historic) building which is something that SLS also accomplished.

19th Street now has the formal L&I notice up (this was not here 2 days ago), but as you can see... still no rendering!

I don't understand how Pearl can be this far on the property and still have no available public rendering. Please no aluminum panel trash, I will vomit.

let's assume its just shorter version of the C Baker design. I can't see them going backwards after all that backlash over the initial design.

Looked on Pearl's website. This is what's listed as 1900 Chestnut Street. Any chance this is what is being built?

This is not being built ... but if you cut 10 floors and 136 feet, it basically comes to where 1930 Chestnut is in height.

Pearl is pretty press shy, they started building that one at 16th and walnut without telling anyone... I wouldn't put much stock into a lack of a press release
